Just a few kilometres from the Austrian-Czech border and within an hour’s drive from Vienna, Czech real estate developer Renfield is currently building a modern industrial park. As an international associate of Savills, Modesta Real Estate is exclusively commissioned with the project’s marketing within Austria.
Future tenants of SmartZone Mikulov can benefit from a diverse range of advantages and amenities. Flexible space design options, modern infrastructure, energy-efficient solutions, and excellent connectivity to strategic transportation routes create an ideal environment for companies seeking efficiency, sustainability, and innovation.
This opinion is also shared by Dusan Drabek (Associate Director/ Industrial Agency at Savills Czech Republic and Slovakia): “SmartZone Mikulov is a unique project in the South-East of the Czech Republic as it is located on one of the main routes connecting Austria and SouthEast Europe with the Czech Republic and North-Western Europe. Thanks to the location right on the Czech-Austrian border, it is suitable not only for Czech companies exporting to Austria but also for Austrian companies with economic activities in the wider Central European area. Therefore, we are very happy to market this project in Austria through our exclusive partner Modesta Real Estate.”
With a total of 16,000 sqm of modern warehouse space and comfortable A-class offices, SmartZone meets a demand that the Austrian market currently struggles to address due to low vacancy rates for contemporary industrial properties. The town of Mikulov is located only 2 km south of the Drasenhofen border crossing, not far from the A5 freeway (Austria) and the E461 highway, and offers excellent connections to Vienna, Brno, Prague and Bratislava. Warehouse spaces can be leased starting from 1,000 sqm and are expected to be available for rent from Q2 2024. The construction permit was recently confirmed, and initial construction work at the site has already started.
“SmartZone Mikulov offers exactly what many Austrian companies are looking for. Both the industry and logistics sectors are experiencing growth, which translates into an increased need for space. Crossing the border brings many benefits, such as the opportunity to save costs and access to a labour market known for its skilled industrial workforce,” says Felix Lanzerstorfer (Associate Industrial & Logistics at Modesta Real Estate), who is primarily responsible for marketing the project in Austria.
Sebastian Kovacic, Business Director at Renfield, is also confident about the potential of SmartZone, especially for the Austrian market: “The SmartZone concept has already proven to be highly successful at other locations in the Czech Republic. Mikulov is an extremely advantageous option for companies from Austria. Modern, cost-effective warehouse spaces of these dimensions are scarce in Austria. Furthermore, the strategic location allows for simplified access to international markets, which can provide a significant competitive advantage.”
