Warimpex announced that the structure of the Mogilska 35 Office building, located at 35 Mogilska Street in Krakow, has reached its maximum height. The moment was celebrated with the traditional topping-out ceremony. The building’s occupancy permit is expected to be issued in the summer of this year. Warimpex is in the process of negotiating the lease of office space in the building. OP Architekten is responsible for the design of the office building.
Mogilska 35 Office is a modern class A office building, complying with the latest architectural and technological standards. Located close to the very centre of Krakow, the building offers 11,000 sqm of leasable space and meets the highest standards in terms of sustainable design and ecological construction. Upon completion, the office building will be subject to BREEAM certification at the ‘Excellent’ level. Mogilska 35 Office has implemented environmentally friendly solutions aimed primarily at reducing energy and water consumption.
The low primary energy requirement places the Warimpex office building in the top 15 percent of all buildings constructed after 1 January 2021, compared to indicators issued by the Ministry of Development in Poland. In the interests of safety, health and ensuring optimum working conditions for those using the building, a number of solutions have also been introduced to dramatically improve working comfort, including solar control, efficient air-conditioning and acoustic insulation of rooms, and adaptation of the building to the needs of people with disabilities.
The office space on the 6 floors of the building varies, with individual levels ranging from 1,200 to 1,900 sqm, allowing great flexibility during arrangement and efficient use of space. There will be 264 parking spaces on the three underground levels of the car park, and bike stations and changing rooms with showers will be provided for bicycle commuters. On the top floors, tenants will be able to use terraces. In front of the building, it is planned to create a public square with retail and service outlets located on the ground floor of the office building.
“The city’s unique character, combined with favourable conditions for business development, currently make Kraków the largest regional office market in Poland. Our new Mogilska 35 Office development responds to the growing expectations of tenants for whom excellent location, high-class office space and respect for the principles of sustainable development are crucial,” said Jerzy Krogulec, CEO of Warimpex Poland.
