Moliera2, one of the most recognized brands in Poland’s luxury market, has signed a lease at Metropolitan Warszawa. The company has leased over 1,300 sqm of office and retail space.
Metropolitan Warszawa has been a key player in establishing Warsaw’s reputation as a modern, open, and inspiring city aligned with global trends in luxury retail development. The property features over 3,000 sqm of street-level retail and service spaces, home to successful stores like Redford & Grant, which showcases the latest collections from renowned fashion houses. Now, Moliera2 joins the tenant roster, bringing its portfolio of prestigious brands including Christian Louboutin, Manolo Blahnik, Aquazzura, Khaite, and Paco Rabanne. At Metropolitan Warszawa, the company will house both its offices and its flagship multi-brand brick-and-mortar store.
Moliera2 will be leasing a prestigious office space of approximately 650 sqm on the first floor of Building 3. The spacious office entrance area offers views of Moliera2’s first-ever boutique in the historic Ballet School building designed by Bohdan Pniewski.
Moliera2 plans to open its flagship brick-and-mortar multi-brand store with luxury fashion products at Metropolitan Warszawa, a location which is perfectly aligned with the company’s growth strategy. The retail space, approximately 650 sqm, is located on the ground floor of Building 1 and features a unique dual-sided display. Its impressive 50-meter exterior façade lies along a route between the Raffles Europejski Hotel, home to the Hermès boutique, and the flagship Redford & Grant store, selling luxury products from Dior, Miu Miu, Prada, Valentino, and The Row.
“Metropolitan Warszawa has long been established as a landmark on the capital’s retail map. Now we are witnessing luxury retail taking a form similar to Europe’s major capitals. A new destination is emerging, defined not only by exclusive shops but also by elegant dining establishments and distinctive entertainment venues. We are proud to be part of this transformation that shapes the new retail face of Warsaw,” says Joanna Kowalska-Szymczak, founder and CEO of EBRU Capital, asset manager for Metropolitan Warszawa.
The new retail lease by Moliera2 aligns not only with the company’s growth strategy but also with broader trends in the evolution of Warsaw’s retail market. According to CBRE’s report on Retail Streets in Warsaw, the tourism industry is directly generating foot traffic in stores, particularly in the luxury goods segment. Warsaw is a popular destination with growing importance not only as a tourist hotspot but also as a business hub. Visitors are increasingly tapping into the potential of the city’s retail streets.
“Designed by Sir Norman Foster, Metropolitan is an absolute real estate icon, and we are thrilled to see that the owners share our vision of creating a shopping destination for luxury fashion brands in the building. We see an incredible amount of interest in this location, which can be objectively described as the most prestigious in Poland. Once the planned renovation project on the ground floor has been completed by the end of 2025, I am confident we will create a truly beautiful space along with our partners. Our customers will be able to enjoy exceptional products and top-tier service, as well as relax away from the bustle of the city,” says Marcin Michnicki, CEO of Moliera2 S.A.
The lease agreement for Moliera2 at Metropolitan Warszawa has been signed for ten years.
