Colliers has taken over the management of two office buildings owned by Stena Fastigheter – phase I of Centrum Południe in Wrocław and phase III of High5ive in Kraków. Following Spark B in Warsaw, these are further investments belonging to one of Sweden’s largest private real estate companies to be managed by Colliers.
The first stage of the Centrum Południe complex, which will comprise five office buildings with retail and service functions, consists of two interconnected office buildings with a total area of 28,000 sqm. Located at 15-17 Powstańców Śląskich street in the Krzyki district, it is a key investment in the dynamically growing Wrocław business zone. Tenants already include Coventry University, AmRest, Sennder, CH Robinson, Synergy Codes, Timocom, Nexontis, Boehringer Ingelheim, Construction & Education Services and Anegis.
Centrum Południe I was developed in the spirit of sustainable construction. It was recognised as the best sustainable project in the CIJ Awards Poland 2020 and received the prestigious PLGBC Green Building Award 2021. The investment is a pioneer in the region in terms of using innovative ecological solutions such as green concrete, which helps neutralise pollution emitted by cars and supplying the buildings with 100 percent electricity generated by wind farms. The complex also has a system for reusing grey and rainwater. The construction, meanwhile, uses recycled and low-VOC materials. All the technologies used reduce water consumption by more than half and energy consumption by more than 30 percent. Centrum Południe I also take care to ensure the comfort and safety of space users, including through the use of filters, adiabatic humidifiers and advanced ventilation systems. The buildings have been designed so that 95 percent of the space is illuminated by daylight, while at the same time the facade heats up less. The innovative and ESG-compliant project has been granted numerous certificates: LEED Platinium, WELL Core & Shell and WELL Health-Safety Rating.
The third and final stage of the High5ive investment, which consists of five office buildings, has more than 11,000 sqm. Located at 17 Pawia street, next to Kraków Główny railway station and Galeria Krakowska in the very centre of the city, it is a part of one of the largest and best-situated office complexes in Kraków. The building has been fully leased and tenants include Qualtrics, Spyrosoft, Zooplus and flex space operator Business Link.
High5ive III, completed in March this year, designed and developed in line with the highest ESG standards and guidelines, has been awarded LEED Platinium and applied for WELL Core & Shell and “Barrier-free Facility” certificates. The investment encourages ecological transport by offering tenants over 40 charging stations for electric cars and well-developed infrastructure for people commuting to work by bike, including racks, showers, changing rooms, repair stations and charging points for electric bikes. The surroundings of the office building have a pavement made of green concrete and the complex features green zones with landscape architecture, a basketball court and an auditorium, which can also be used by local residents.
“Is it a great pleasure to welcome prestigious and green projects such as Centrum Południe I and High5ive III in our portfolio. Thus, in Wrocław we are now managing a total of seven properties with an area close to 195,000 sqm, and in Kraków six investments with an area of 110,000 sqm. Regional markets have a huge potential. They are developing dynamically and are increasingly a frequent choice for companies looking for an attractive location to conduct or expand their businesses. Wrocław and Kraków are among the top Polish cities in terms of demand and supply of modern office space, while additionally, the presence of the country’s leading universities provides access to a large pool of young talent,” says Agnieszka Krzekotowska, Senior Partner and Director of Property Management at Colliers.
“Being entrusted with the management of two more projects by Stena Fastigheter is an excellent summary of our nearly 1.5 years of successful cooperation, which now already includes 3 investments. We are grateful for the trust in our knowledge and experience in managing this type of project and look forward to the new interesting challenges that will further strengthen our collaboration,” says Agnieszka Milczarek, Director of Property Management department at Colliers.
