Students of the Multilingual Education High School will begin classes after the summer break at the school’s new location in the Metron building, located at 69 Al. Niepodległosci Street in Warsaw. In this modern office building situated in the Mokotów district, right next to a metro station, the school has leased 850 sqm of space, occupying an entire floor. Comprehensive support during the leasing process and contract negotiations was provided to the tenant by Walter Herz.
“The tenant will move into the Metron building in August this year to allow sufficient time to prepare the space before the start of the school year after the summer break. In addition to the lease commencement date being well-suited to the academic calendar, an important factor in selecting the new school location was that the space met the standards required for an educational facility and offered adequate natural lighting. Moreover, during the search, it was important to find nearby sports facilities and fitness clubs that could be used for classes, as well as convenient parking for parents,” says Emilia Legierska, Transaction Director at Walter Herz.
“Metron has been attracting interest from schools and universities due to its layout, which allows for the efficient arrangement of classrooms, as well as the security features and high standard of space it offers. For educational institutions, the building’s strategic location—on one of the city’s main thoroughfares, directly adjacent to the entrance of the Wierzbno metro station—is also of key importance. This location ensures quick and convenient access to the very centre of Warsaw, as well as proximity to a wide range of services in the immediate surroundings,” says Krystian Cyganek, Business & Project Developer at Alides Polska.
According to Walter Herz, private schools and universities are actively seeking commercial properties for their operations due to limited access to public infrastructure and a shortage of available educational buildings managed by local authorities. Commercial properties offer central locations with good transport connections, as well as the possibility of flexible interior layouts, which building owners typically allow without major restrictions.
Metron building is located at 69 Al. Niepodległosci Street in Warsaw. Owned by Alides Polska Holding and AYA Properties Fund, the building offers 10,000 sqm of usable space and over 160 parking spaces. The office building has been awarded a BREEAM Excellent certification. In the vicinity of the property, there are numerous shops, service outlets, restaurants, pharmacies, a hotel, and a medical centre.
