The new DealDirect.cz platform offers rentals of unique commercial premises in the Czech Republic without brokers and commissions. DealDirect started in March this year. It was founded, among other things, in response to the current situation on the real estate market, which is significantly affected by the coronavirus pandemic. Commercial real estate rentals, both office, industrial and retail, can now be more flexible, cheaper and connect tenants directly with landlords thanks to favourable terms from DealDirect. The platform also offers co-working spaces for individual users, smaller companies, and startups, and plans to launch so-called subleases. The DealDirect.cz website will also include an online guide for tenants on how to proceed when leasing commercial space.
“DealDirect allows tenants to have more control over negotiations. They can determine for themselves which spaces are most suitable and negotiate directly with their landlords. No brokers, no commissions, just direct deals. It’s simple,” says the founder of the DealDirect.cz platform, Richard Curran, who has been working in the Prague real estate market since 1997.
According to Richard Curran, the unique DealDirect platform should significantly simplify and speed up the entire leasing process. It will also provide potential tenants with an insight into which rentals are currently available, at what price and they will be able to compare concrete offers immediately. This system is suitable for both smaller and large tenants and landlords. They will be able to immediately contact the landlord directly and verify all the amenities that the premises offer and well as the rent and other lease terms
Coworking spaces at one place
But DealDirect is not just about offering office rentals. It also provides an overview of coworking spaces, which are currently increasingly in demand due to a more flexible approach to work and working hours. It can be used especially by startups and smaller companies looking for an equipped place, but also by freelancers. Attractive coworking centres will temporarily solve their problem if they cannot find a suitable office, do not have peace of mind at home or cannot work in their company due to quarantine measures. Thanks to the diverse range of people sharing a coworking place, clients will also gain new contacts.
Warehouses for small and large e-shops
DealDirect also offers warehouses that are connected to logistics mainly for small and large e-shops and companies. The platform will offer small and larger warehouse space and will allow interested parties to negotiate directly with landlords of warehouses. Currently, there is a huge demand for warehouse space due to the rapid increase in online shopping during a pandemic. DealDirect helps people quickly find storage space and negotiate with the landlord immediately. Today, this is key to ensuring the smooth operation of the e-shop and sufficient storage space. On the DealDirect.cz website, we will also offer advice & tips on how to go about leasing warehouse space.
Business units on High Streets
Among other things, DealDirect will also offer retail units for rent. Especially on High Streets, there will be a lot of units that just will not reopen after the lockdown, and they will be listed on DealDirect. ” We believe there will be great opportunities for new retailers to start up after lockdown ends and that Deal Direct will be the simplest way for these new retailers to find suitable space,” adds Richard Curran.
The planned news – offer of subleases
The DealDirect platform also plans to provide so-called subleases of space that is already used by another tenant. “In response to the current situation, tenants realize that they do not need to use all space they have and can share it,” explains Richard Curran. According to him, these subleases can be more financially advantageous, in addition, they have often furnished spaces in terms of IT, furniture, receptions and conference rooms. “There will also be a so-called online guide on the DealDirect.cz website on how to proceed when renting space, and we want to make it easier for tenants to make their choice. This advice will cover not only the leasing process itself but also the proper office equipment, IT security and legal requirements, ” adds Richard Curran.
