BOHEMA – Praga Zone (BOHEMA – Strefa Praga), an investment project being completed at 20 Szwedzka street with OKAM Capital as its investor, is another mixed-use project aimed at giving the Warsaw district of Praga a fresh face. On the area of approx. 4.3 ha where Pollena Uroda’s former factory used to be located, next to a newly opened Szwedzka underground station, a unique complex with residential, office and retail space is now under construction and bound to become the New Praga’s beating heart. Knight Frank’s Retail Agency will commercialize the retail part of the property.
The Bohema Praga project can be found along Szwedzka street and close to its intersection with Strzelecka street. The premises of, among others, Pollena Uroda’s old factory of the area of about 4.3 ha, house 13 historical buildings, including salt works (warzelnia), glycerin works (glicerynownia) and a boiler room (kotłownia) with a characteristic chimney, which is to be the complex’s heart and its hallmark. OKAM Capital, the investor, decided not to rename the buildings and to give them a new life. The so-far forgotten historical buildings of the old factory are now successively revitalized. A few new residential, office and retail buildings will be built on the premises as part of the investment project. Following the completion of the first stage of the revitalization, tenants will have approx. 6,800 sqm of commercial space at their disposal. The investment project’s entire area of commercial space for lease will total around 30,000 sqm.

The North Praga (Praga Północ) district has been changing dynamically. So far those changes have been observed mostly within the Old Praga and Szmulowizna area, now the time has also come for
New Praga as the BOHEMA investment project is not by all means the only investment planned and underway. Recently social consultations have ended and a new draft version of land-use plan has been presented for Stalowa depot and its neighboring area adjacent to the BOHEMA project under construction. The area of approx. 40 ha will house a residential estate with many green areas and infrastructure for inhabitants such as a school, kindergarten and a day care center. 15 September marks the launch of another three Line 2 stations, including Szwedzka station with an exit straight to BOHEMA – Strefa Praga. The investment project has very convenient transport connections thanks to the underground and numerous bus lines with buses reaching different districts of Warsaw from the Szwedzka bus stop at Solidarności Avenue.
* New Praga is an area located to the east of Targowa and Jagiellońska streets and to the north of the Warszawa Wileńska Railway Station. Among other things, a zoo and Park Praski are located there.
