Independent flex office provider New Work is set to open a new location in the Metron office building in Warsaw. The eighth floor of the building will be operated by New Work under a management agreement, in a partnership model with the property co-owners, Alides and Aya Properties Fund. The negotiation process was supported by the AXI IMMO advisory firm.
Yuriy Balitskyy, Country Manager, New Work, says: “New Work is not just another flex office provider; we are experts in managing office spaces to maximize efficiency, enhance tenant experience, and improve overall building performance. This partnership with Alides is a great example of how we help landlords elevate their building standards, increase footfall, and attract a diverse mix of customers. With our proven management strategies, we transform vacant areas into high-performing assets while delivering modern, flexible office solutions tailored to today’s business environment. This new space reflects our commitment to flexibility, ensuring that companies of all sizes can find a workspace that truly fits their needs. Sustainability is also a key driver of our approach. Our flex office management model aligns with ESG principles by optimizing space utilization and creating responsible, future-proof work environments. With New Work, landlords don’t just fill office space – they upgrade the entire building’s potential.”
The new space will be New Work’s fifth location in Warsaw. Operations at the new location are scheduled to start in May 2025.
Jakub Potocki, Associate Director, Anna Piłka-Sutkowska, Office Agency, AXI IMMO, comments: “New Work’s decision to choose the Metron building was highly considered. The building is located right at the entrance to the Wierzbno metro station on the M1 line and offers extensive parking availability. An additional advantage is the space layout – almost ideal for a serviced office model. It is also worth highlighting the excellent cooperation with the building’s owner, Alides, who from the beginning was open to the concept of a flexible office, which enabled both parties to agree on favourable terms. Over the years, we have observed that the coworking sector has been developing dynamically. Now, it is a permanent part of the office market landscape in Poland. Warsaw remains the largest and most active domestic market, and flexible leasing models combined with well-designed individual and cooperative workspaces are increasingly chosen not only by freelancers and start-ups but also by corporations testing hybrid work models.”
Krystian Cyganek, Business & Project Developer, Alides, explains: “The Metron office building’s location is undoubtedly one of its greatest assets. Situated right next to the entrance to the Wierzbno metro station on the M1 line, it provides swift and convenient access from virtually anywhere in Warsaw.”
The Metron office building is a modern, Class A office building offering approximately 10,000 sqm of office and retail/service space. In 2023, the Metron building underwent a comprehensive refurbishment of its common areas and main lobby, gaining a modern, representative look and enhanced functionality. Metron offers 166 parking spaces and modern office space available in flexible configurations. The building has undergone an environmental audit and has received BREEAM In-Use certifications at the Excellent and Very Good levels.
