Nhood, an international real estate services company, has been appointed to provide full asset services for Orbis Center, one of the most significant next-generation retail projects currently under development in the Tirana metropolitan area, Albania.
The project is being developed by USLUGA, a real estate company with more than 30 years of industry experience and a well-established presence in the Albanian market.
Under the mandate, Nhood will support USLUGA with property, leasing and speciality management services, bringing its international expertise to the development of what is set to become one of Albania’s leading retail destinations.
The mandate will be managed by Nhood’s international team of Italian and local professionals, led by Luigi Lancia, Property Management Deputy Director, and Anand Remtolla, Chief Commercial Officer Italy, with the support of Ganna Koryagina, International Leasing Director.
The teams will work alongside USLUGA on the operational and commercial management of the asset, to implement Nhood’s international standards, enhancing its attractiveness, optimising performance and supporting its long-term development.
Orbis Center is a new retail and lifestyle hub set to establish itself as one of the leading commercial destinations in the Tirana metropolitan area.
With a total area of 36,500 sqm and approximately 20,000 sqm of GLA across two levels, the project will offer an integrated mix of retail, food and beverage, and services.
Orbis Center occupies a strategic location between Tirana city centre, Tirana International Airport and the Tirana–Durrës corridor.
Through an integrated approach combining on-site operational management, leasing, activation and asset enhancement, Nhood supports its clients in creating sustainable value and increasing the attractiveness of their assets.
In 2025, Nhood’s teams contributed to the positive performance of 464 managed sites across Europe, which welcomed more than 600 million visitors, recorded 1,215 signed leases – up 15% compared with 2024 – and achieved an average occupancy rate of 96%.
These results demonstrate Nhood’s ability to adapt international operating standards and best practices to the specific characteristics of individual markets and assets. This established expertise is further reflected in USLUGA’s decision to appoint Nhood, demonstrating its confidence in the company’s ability to support owners and investors in optimising the performance of their real estate assets.
