MLP Group has signed a new contract with its long-standing client, based on which GTV has not only extended its lease at the logistics centre for the next years but has also booked more than 15,100 sqm as an addition to the already leased space. The new warehouse facility is scheduled to be handed over to the tenant in the fourth quarter of this year, bringing GTV’s total available space to more than 47,200 sqm. The adviser in the transaction was the real estate agency AXI IMMO.
GTV, with two distinct brands under its belt, offers a diverse product portfolio, including furniture accessories, industrial and decorative lighting, components for upholstered furniture and sliding systems (marketed under the GTV logo), as well as tools and health and safety accessories (under the Högert Technik brand). With over 12,000 products, GTV operates globally, rapidly expanding its foreign presence in 70 markets across Asia, Europe, America, and Africa. The company has been MLP Group’s tenant since 2018, currently occupying more than 32,000 sqm.
“MLP Pruszków II is one of the largest warehouse developments located near Warsaw and its neighbouring communities. Our tenants are drawn to this location for its excellent accessibility, highly functional design, and commitment to modern, environmentally sustainable solutions. In line with our strategic vision, we expect the newly built facility to meet the highest standards and to undergo the rigorous BREEAM certification. We’re delighted to have signed a new extended lease with our existing tenant. Thanks to our robust land reserves, we can flexibly respond to the growing needs of our clients,” said Agnieszka Góźdź, Member of the Management Board, Chief Development Officer at MLP Group S.A.
“For many years now, GTV has been proactively acquiring additional space at its strategically located site in Pruszków. The client benefits from ongoing operational support and access to innovative, eco-friendly solutions tailored to their specific needs. This latest expansion within MLP Pruszków II underscores the developer’s commitment to comprehending and accommodating the evolving needs of its tenant, serving as a testament to the successful partnership,” commented Karol Osiecki, Associate Director of Industrial & Development at AXI IMMO.
MLP Pruszków II is a modern logistics centre located in the municipality of Brwinów near Warsaw, five kilometres from Pruszków. With a target leasable space of 420,000 sqm, it is the region’s largest logistics complex. Selected buildings have been awarded the prestigious BREEAM certification. In line with MLP Group’s ESG strategy, solar PV systems are mounted on rooftops.
MLP Pruszków II has well-developed transport links with central Warsaw as well as the main arteries connecting the capital with other cities. The park is located between local road No. 760 and the A2 motorway, three kilometres from the junction in the Pruszków-Żbików area. The international railway lines located in the hub’s vicinity make for excellent logistics conditions for both domestic and international distribution. There is a bus stop on the premises as well as a Nextbike self-service bike rental station.
“Logistics is crucial for our business. Already over a decade ago, in 2013, half of GTV’s revenue originated from exports. This shift is evident in our international expansion, with subsidiaries established in Croatia, the Czech Republic, and Spain. Expanding our collaboration with MLP Group is a strategic move that positions us for further international growth. Moreover, we’re in the final stages of business projects aiming to add new product lines to our offerings in 2024. The additional 15,000 sqm of space secured at MLP will help us accommodate our expanded product portfolio, enhancing our operational capabilities in the region,” said Arkadiusz Marcyjanik, Logistics Director at GTV Poland S.A.
In keeping with its build & hold strategy, MLP Group retains completed logistics parks in its portfolio and manages them. All projects undertaken by MLP Group are distinguished by very attractive locations of the logistics parks, application of built-to-suit solutions, and support given to tenants during the lease term.
