Panattoni has commenced construction on its latest venture, Panattoni Park Bieruń I. This new centre spans nearly 20,000 sqm and is strategically located near Silesia’s main transport arteries. The first tenant, Sport-Shop.pl, has already committed to occupying 13,000 sqm of the space.
Panattoni Park Bieruń I is situated just 2.5 km from Bieruń town centre, 1.5 km from national road Nr. 44, and 17 km from the A4 motorway junction that links to the S1 expressway. Additionally, a new junction on the S1, 4 km from the park, is under construction to enhance connectivity towards Bielsko-Biała.
Tomasz Sikora, Senior Leasing Manager at Panattoni, emphasized the project’s significance: “Panattoni Park Bieruń I showcases the immense potential of the Silesia region. With over 6,000 sqm of space still available for lease, it caters to a variety of sectors, including automotive, e-commerce, logistics, and light manufacturing. Its prime location offers excellent access to national and international markets, as well as proximity to major production plants in the Tychy subzone of the Katowice Special Economic Zone, such as the Stellantis factory.”
Nodium Group, the parent company of Sport-Shop.pl, will occupy around 13,000 sqm. Sport-Shop.pl is one of Poland’s largest online sports stores, with sales exceeding PLN 100 million in 2023. Founded in 2004, Sport-Shop.pl offers a comprehensive range of sports equipment, clothing, supplements, and accessories, consistently expanding its product lineup to meet diverse customer needs.
Natalia Chrobak, E-commerce Manager at Nodium Group, highlighted the company’s growth: “Our specialists at Sport-Shop.pl keep up with the latest sports technology trends, securing our strong market position through years of dedicated online sales efforts. The continuous expansion of our product range has driven our sales and necessitated the need for more warehouse space.”
Newmark Polska represented Sport-Shop.pl in their search for optimized warehouse space. Jakub Kurek, Director of Industrial and Warehouse Space at Newmark Polska, stated, “We were tasked with finding potential centres in the Tychy and Bieruń region that matched our client’s technical, commercial, and construction timelines. Panattoni Park Bieruń I met these criteria, and its proximity to Sport-Shop.pl’s current location will facilitate a smooth relocation for their employees.”
The centre will feature 27 loading docks to streamline logistics operations and modern office spaces customizable to tenants’ needs. The project aims for BREEAM Excellent certification, incorporating energy and water-saving solutions to reduce operating costs. The roof will be reinforced for solar panel installation, and the site will include bicycle stands and electric vehicle charging stations.
Panattoni has a strong presence in Bieruń, with two previously delivered parks totalling 97,000 sqm, both fully leased, underscoring the area’s appeal. Additionally, the developer has completed build-to-suit centres in the region, including a logistics centre for an international discount chain and a factory for a major electronics supplier.
Silesia is evolving from a mining region to Poland’s modern industrial hub, led by the automotive industry. The region’s advanced transport infrastructure, skilled labour availability, and large market size make it attractive to companies. Panattoni has delivered over 2.7 million sqm of industrial space in Silesia, with an additional 211,000 sqm under construction.
Construction of Panattoni Park Bieruń I is expected to be completed by February 2025.
