Panattoni Europe commenced another distribution centre in Upper Silesia. The construction of Panattoni Park Sosnowiec II totaling nearly 80,000 sqm of space has just begun. For the first tenant of the park, ROHLIG SUUS Logistics, a dedicated cross-dock with a high-bay warehouse facility will be delivered, totaling 18,500 sqm. Additionally the park will offer smaller modules, so called Small Business Units. The completion of the first 50,000 sqm is planned for autumn this year.
Upper Silesia is the talk of real estate sector – Upper Silesia is one of the hot spots in Poland, proven by the establishment of another Panattoni project here. Panattoni Europe has already provided 0.5 million sqm of space in Sosnowiec itself – among others for such clients as Amazon and Hags. In February construction works have started for the new site at Panattoni Park Sosnowiec II. Currently ca. 50,000 sqm out of the planned 80,000 sqm is being built with the completion date in autumn this year. Like every other Panattoni project, the new investment will be certified with the BREEAM methodology.
The first tenant of Panattoni Park Sosnowiec II is ROHLIG SUUS Logistics who will take up 18,500 sqm of space. This part of the multi-tenant distribution centre is tailored to the needs of the client – a 8,000-sqm-cross-dock together with a 10,000-sqm warehouse facility is being delivered. The whole property will be equipped with LED lighting, with areas controlled by a dynamically steered system adjusting to the amount of natural light in the space. The office area accounts for 900 sqm and will be suited to 90 work places.

It attracts investors due to its great location, rich road infrastructure and access to a wide labour force. Panattoni is present here already 11 years, having built a portfolio of properties accounting for ca. 0,5 mln sqm of modern industrial space only in Sosnowiec and we plan to double that number in the next 5 years.” He adds „I am very happy to have been able to tailor build for our client as well as offer other smaller units for the following tenants.”
“Our long-term partner Panattoni Europe has provided us with flexible solutions for creating warehouse space, that is why the new facility is tailored to parameters defined by us. Our own column spacing design allows us to optimize the warehouse area by installing high-bay racking system accordingly. 40 percent of the leased space will be adjusted to the work of high-storage forklifts. We also plan to introduce new technology like scanning gloves which have proved to be successful in our other warehouse facilities,” underlined Adam Galek, Board Member ROHLIG SUUS Logistics.
Panattoni Park Sosnowiec II will encompass nearly 80,000 sqm in two buildings. The investment is dedicated to companies from various industries, offers flexible warehouse and office modules. Additionally the park will provide smaller modules, so called Small Business Units of the minimal area 1,500 sqm. The park is located within the city limits on Wiejska Street right next to the S1 exit and only 6 km away from the A4 motorway part of the E40 European route (Wrocław-Katowice-Kraków) and to A1 motorway part of the European route E75 (Trójmiasto-Toruń-Gliwice). 40 km from the project is the Katowice-Pyrzowice Airport. Located in the heart of Upper Silesia, 15 km from the centre of Sosnowiec and 20 km from Katowice the project ensures excellent public transport connections.
