Panattoni is set to begin construction on a new industrial development in the Silesian Voivodeship – Panattoni Park Sosnowiec V. The project will consist of two buildings, covering a total area of over 52,000 sqm. The first tenant, Hebe, will operate a custom-built distribution centre within the facility.
Construction of the first building, spanning over 33,000 sqm, will commence in December 2024, with completion expected by the fourth quarter of 2025. A second building, covering nearly 19,000 sqm, is planned for future development.
Hebe, a leading drugstore chain and part of the Jeronimo Martins Group has already leased 22,000 sqm of space for a 10-year term.
“Panattoni Park Sosnowiec V marks another milestone in our growth strategy for Silesia, a region attracting significant interest from key market players. We are delighted that Hebe has chosen our site for its distribution centre, which will support the brand’s continued expansion in Poland. The facility will be tailored to Hebe’s specific needs, incorporating advanced solutions to optimize logistics processes,” said Marek Dobrzycki, Partner at Panattoni.
The Hebe distribution centre will feature state-of-the-art infrastructure, including a technologically advanced pick-tower mezzanine, internal transport systems to enhance efficiency and ergonomics, and modern social facilities for employees.
Panattoni Park Sosnowiec V has been designed with sustainability at its core and will pursue BREEAM certification at the “Excellent” level. This focus on eco-friendly design will reduce operational costs for tenants and lower the park’s carbon footprint. Features include systems to minimize energy and water consumption, leak detection, energy-efficient lighting, and electric vehicle charging stations. The buildings’ roofs will be reinforced to accommodate solar panel installations.
The park’s strategic location provides significant logistical advantages. Situated just 2.2 km from the S1 expressway and 12 km from the A4 motorway junction, it offers excellent connectivity to Poland’s major transport routes. Additionally, it is located 16 km from Katowice city centre, 19 km from Katowice Airport, and only 84 km from Poland’s border with the Czech Republic.
