“The Kraków metropolitan area is one of the most important business ecosystems in the country, primarily thanks to its vast human capital and a strong academic hub that educates specialists for many industries. The demand for modern industrial space in this region exceeds the availability of investment land, which is why the launch of Panattoni Park Kraków East VI is a crucial response to market needs. We are combining a dedicated project for a logistics industry leader with speculative space available to companies seeking a well-connected, modern facility,” says Filip Noworól, Associate Development Director at Panattoni.
The BTS facility for the logistics company will be a cross-dock terminal serving the eastern part of Kraków. The project stands out from previous developments for this partner due to its advanced technical specification, including a new, larger, and more automated sorter that has not yet been deployed at any of the company’s other locations. Given the extensive automation and increased energy requirements, the building has been designed to deliver maximum operational efficiency with sustainable use in mind. The tenant plans to commence operations at the new facility on 1 October 2026.
The second hall at Panattoni Park Kraków East VI will be developed on a speculative basis, targeting companies expanding their operations in Małopolska and seeking high-quality space with access to excellent transport infrastructure.
The location of the new park in Zakrzów is among the most attractive in the region. The site is located directly by the A4 motorway, near the Niepołomice/Podłęże interchange, offering fast connections to Kraków, Rzeszów, and Upper Silesia. Proximity to the S7 and S52 routes supports distribution to the north and west of the country, while the investment is only 20–25 minutes from Kraków city centre. The location also offers convenient bus connections and access to a labour pool from towns such as Niepołomice, Wieliczka, Bochnia, and Proszowice. Another advantage is the short distance to Kraków–Balice Airport.
Panattoni has been strengthening its position in Małopolska for years, having already delivered more than 353,000 sqm of modern industrial and logistics space in the region. The recently completed Panattoni Park Kraków East V confirms strong interest in the area, while Kraków East VI represents a natural continuation of the developer’s portfolio growth in one of the country’s most dynamic markets.
