Panattoni is commencing work on its first development in Bytom. Panattoni Park Bytom will provide over 132,000 sqm of modern industrial space, of which 100,000 sqm has already been let to Latex Opony. Completion is scheduled for May 2027.
“Silesia is a key market for us – we have already delivered 3 million sqm of space here, the most in the country. At the same time, we are seeing growing interest in new investment locations. Bytom, thanks to its good transport links and access to labour, has great potential for this type of project. The lease agreement for a large space with our long-standing partner, Latex Opony, confirms this direction,” says Marek Dobrzycki, Partner at Panattoni.
“The decision to choose Panattoni Park Bytom was driven by the opportunity for further growth in the region where we have been operating for years. Consolidating our logistics operations in Silesia into a single location is of key importance to us, as is the proximity to our main warehouse in Ruda Śląska – also developed by Panattoni. “The new facility also allows us to adapt to the specific nature of our industry, including requirements related to tyre storage, as well as the investment’s excellent connectivity to key transport routes,” says Tomasz Groehl, CEO of Latex Opony.
The space for Latex Opony will be adapted to the specific nature of the tenant’s business. The facility will be divided into four fire zones and equipped with a sprinkler system suitable for tyre storage. As part of the agreement, the tenant has also leased approximately 700 sqm of office and staff facilities.
The tenant will gain early access to the facility in March 2027, with full operations scheduled to commence in May 2027. At full capacity, the facility will employ around 200 people.
“For Newport by Panattoni, this project has strong fundamentals from an investor’s perspective: a well-connected industrial location, significant scale and substantial pre-leasing already secured at the development stage. The agreement with Latex Opony, covering more than 75% of the space, confirms demand for modern space in Silesia and strengthens the project’s leasing profile. It is the seventh project within Newport Logistics Fund III, where asset quality is closely aligned with the tenant’s operational requirements,” says Daniel Raemy, CEO at Newport by Panattoni.
The complex will undergo BREEAM environmental certification at the Excellent level. The development will incorporate solutions to reduce energy and water consumption, lower CO₂ emissions, and enhance occupant comfort.
