Panattoni has started construction of Panattoni Park Białystok III. The investment, with an area of over 32,000 sqm, will be completed in the first quarter of 2026. Four tenants have already signed lease agreements. The new logistics park is the next stage in Panattoni’s development in the Podlaskie Province – the developer was the first to introduce Class A facilities to the region and has already delivered two complexes with a total area of over 77,000 sqm.
Białystok and its surroundings are gaining importance as an emerging logistics centre in north-eastern Poland. The region’s potential is influenced not only by the availability of qualified staff and academic facilities, but also by the existing and planned transport infrastructure. The development of the Via Carpatia route, which in the coming years will connect Podlasie with northern and southern Europe, strengthening its role in international supply chains, is of key importance.

Panattoni Park Białystok III is currently the only Class A facility available to tenants in the Podlaskie Province, offering modern and flexible warehouse space. Thanks to its strategic location in Choroszcz, 10 miles from the centre of Białystok, near the Białystok-Zachód (S8) junction, the park provides convenient connections to the national road network and the Via Carpatia route.
Four tenants will start operating in the new facility in the first quarter of 2026: a courier company, a logistics operator, and two retail companies – one specialising in audio/video equipment and the other in cosmetics. They will occupy 4,400 sqm, 3,800 sqm, 3,000 sqm and 8,500 sqm of warehouse and office space, respectively. In total, the park will employ over 300 people.

In line with Panattoni’s standards, the investment will undergo BREEAM environmental certification at the highest Excellent level. The complex will be equipped with energy and water-saving solutions, which will reduce tenants’ operating costs. Infrastructure supporting sustainable mobility, including electric vehicle charging stations, is also planned.
