Panattoni has finalised the sale of its Upper Silesia investment. Panattoni Park Ruda Śląska IV, a state-of-the-art logistics facility spanning approximately 32,000 sqm, has been acquired by RYSY Properties. The facility is leased to Solo Midocean, a European leader in customised promotional products.
Panattoni Park Ruda Śląska IV sits at the core of the Silesian conurbation, at the A1 and A4 motorway junction, adjacent to a key Polish transport hub. The facility is customised to the tenant’s requirements, features a suite of sustainable technologies, and has earned BREEAM Excellent certification.
“The sale of Panattoni Park Ruda Śląska IV confirms both the strength of the local market and the lasting attractiveness of our assets, developed in close cooperation with key tenants such as Solo Midocean. Silesia is one of the key logistics and manufacturing hubs in CEE, and investments delivered in this region consistently attract international capital,” says Marek Dobrzycki, Partner at Panattoni.
The transaction highlights the growing importance of the region as a key logistics and industrial hub in Poland. A dense transport network, proximity to borders, access to a skilled workforce, and limited availability of land make this area – serving the markets of Kraków, Wrocław, and Łódź, as well as the Czech market – one of the most competitive locations in Europe.
“The Upper Silesian market is one of the most liquid and predictable logistics real estate markets in Central and Eastern Europe. The sale of Panattoni Park Ruda Śląska IV reflects investors’ demand for top-quality assets fully tailored to tenants’ operational processes. With improving financing conditions and growing institutional capital activity, we expect further market recovery and an increasing number of transactions in the industrial sector,” adds Michał Stanisławski, Co-Head of Capital Markets Poland at Panattoni.
Panattoni has already delivered over 200,000 sqm of modern industrial space in Ruda Śląska, and further developments continue to strengthen the city’s role as one of the key locations in Silesia for manufacturing companies, e-commerce, and logistics operators. In the Silesian region as a whole, the developer has delivered nearly 3 million sqm of modern space – the highest volume in Poland.
