Panattoni Europe is to develop a new logistics facility for the 21sportsgroup in Ketsch, a municipality in the Rhine-Neckar metropolitan region. The 21sportsgroup, a multi-channel sport outfitters company which successfully operates throughout Europe, will be the long-term tenant.
The site in Sachsenstrasse with a total area of 67,300 sqm is an excellent location with good local public transport connections and is not far from the A 61 and A6 main roads. A further advantage is its proximity to the DHL handling centre in Speyer. Dr. Henner Schwarz, Managing Director and CFO of the 21sportsgroup has this to say about the project: “The location is the ideal site where we can gradually concentrate our currently decentral logistics activities. It will enable us to offer our customers an even more attractive range of goods and additional services through all the member companies of our group.”
The facility was designed according to the requirements of the future tenant and has a hall space of 30,475 sqm, office and social space of 2,361 sqm and 2,322 sqm mezzanine area. The customised design also allows for the possibility of third party use. The office and social areas as well as the hall itself can be extended if required.
The 21sportsgroup will use the logistics facility for receiving, warehousing, order-picking and dispatching sports equipment and sportswear, thus creating several hundred new jobs in Ketsch.
The site will have 254 parking spaces and the facility building will have a clearance height of 10 metres up to the lower edge of the tie beam. Panattoni is aiming to win the DGNB gold certificate award for the facility (DGNB: Deutsche Gesellschaft für Nachhaltiges Bauen – German Sustainable Building Council). Panattoni has calculated an investment for the facility of approx. 25 million euros. The land was bought from the state of Baden- Württemberg. Construction of the logistics facility is due to begin in July 2017 and is scheduled for completion in March 2018.

The real estate broker company Realogis assisted the 21sportsgroup exclusively in an advisory capacity.
