The American restaurant giant Papa John’s is expanding its presence on the Polish market and is leasing nearly 1,600 sqm of warehouse, production and office space in Warsaw’s Okęcie district. The brand owner used AXI IMMO’s commercial real estate consultancy services in the lease process.
Papa John’s International is the world’s third largest pizza chain, with over 5,000 restaurants in 45 markets. The company has its headquarters in Louisville, Kentucky. In October, the company reported that it would be expanding into new markets, announcing the signing of agreements for the development of its business in Poland, where it plans to open more than 20 restaurants. The chain’s development is based on the franchise model, and in Poland the Papa John’s brand is represented by PJ Western Retail Investments Ltd – one of the largest Papa John’s franchisees and already operating 120 stores in the Russian Federation and CIS countries.
“As part of the strategy of introducing Papa John’s to the Polish market, we started to look for suitable space for our Quality Control center – it is a place where we produce fresh dough for our pizza and store the ingredients which are delivered to Papa John’s stores several times a week. We knew that it would have to meet sanitary and location requirements. Finally, we chose the Ideal Distribution Center, which meets our expectations in all aspects,” commented Ewelina Rzedkowska, Operation Director at Papa John’s Poland

It turned out that the basic criteria is a standard building adapted to the production and sale of food and a central and well-connected location, which is particularly important due to the early phase of business development. Ideal Distribution Center is a Small Business Unit distribution centre that combines warehouse and office functions. It consists of six warehouse and office buildings with a total area of 40,000 sqm. The office space, which directly adjoins the warehouses, serves as an administrative and social back office. Located approx. 9 km from the centre of Warsaw, near Okęcie airport.
