Partners Group and Peakside Capital Advisors have officially handed over City Point Okęcie to its tenant, Welcome Airport Services. Delivered on a build-to-suit basis, the 11,000 sqm facility will serve as the company’s new international cargo terminal.
City Point Okęcie forms part of a logistics portfolio acquired through a joint venture between Partners Group and Peakside. In addition to the Okęcie scheme, the portfolio includes City Point Targówek, Logistics Point Raszyn and Logistics Point Piaseczno, together making up one of Warsaw’s key city logistics platforms.
The newly completed building comprises more than 11,000 sqm of premium warehouse and office space. Strategically located next to Warsaw Chopin Airport, it has been designed to meet the bespoke operational needs of Welcome Airport Services.
City Point Okęcie stands out as one of the most innovative projects on the map of Warsaw’s urban logistics. Heating and cooling will be provided by heat pumps, to be partly powered by a 450 kWp rooftop photovoltaic system. Rainwater harvesting and water-saving sanitary devices will reduce potable water consumption by up to 65 percent. For the first time in Poland, the façade has been constructed using sandwich panels with a reduced carbon footprint. ESG advisory was integrated at the concept stage, ensuring that the requirements of BREEAM, LEED and EU Taxonomy alignment are fully embedded into the project’s design. Thanks to this integrated sustainability strategy, the facility is future-proof, resilient to climate change and aligned with the highest international standards.

The project was developed in close collaboration with Depenbrock Polska as General Contractor, supported by the architectural design studio ONE Architekci, City Corsite as development advisor, 2MPM for construction supervision and scheduling, and MidoriPro as sustainability advisor. Financing for the scheme was provided by mBank.
