CBRE has brokered a long-term lease for a production and logistics warehouse for PHOENIX lékárenský velkoobchod s.r.o. A new F1 warehouse was built as part of the CTPark Brno project based on the specific requirements of the pharmaceutical wholesale trader, PHOENIX, occupying an area of more than 12,000 sqm. The hall became fully operational in January 2018. CTP Invest is the owner and supplier of built-to-suit solutions (BTS).
CBRE provided comprehensive services for its client, from finding a suitable location and conducting a tender among developers to managing the negotiation of technical and commercial conditions to signing a lease. The F1 warehouse was built as a BTS project to fit the specific requirements of a pharmaceutical wholesale trader and completed in December 2017.
“It wasn’t easy to find a space suitable for the specific requirements that are linked to pharmaceutical logistics. We’re very pleased that the project came into fruition and the warehouse was completed in record time. It’s also in a strategic location in Brno, which greatly simplifies our expansion plans for providing logistics services to Slovakia and the rest of Central and Eastern Europe,” said Petr Dvořák, Sales Director of PHOENIX Pharmaceutical Wholesale, s.r.o. The total area of PHOENIX’s new production and logistics centre is 12,285 sqm.

It was definitely a complicated one in terms of the complexity of the processes. The warehouse had to meet very strict technical and safety requirements, because of the completely new and advanced technologies that were installed in the centre. This was an example of great cooperation between all involved parties.”
The developer project CTPark Brno is situated on a plot of 89 hectares and enjoys an excellent location near the centre of Brno on the D1 motorway between Prague and Ostrava. Currently, 2 industrial buildings with a total leasable area of 17,000 sqm are available and another construction of up to 150,000 sq m is planned. The advantage is good access to the Brno International Airport and train station. Brno also offers enough university-educated potential employees and is the ideal place for research and development or high-tech manufacturing.
