PNK Group is to construct a 13,200 sqm multifunctional warehouse space for Hilti. The build-to-suit building will be located at PNK-Severnoye Sheremetyevo, a new A+ Class warehouse complex, in the Moscow Region, along Rogachevskoe highway, 27 km from the Moscow Ring Road.
The main feature of the new building is its technical complexity caused by the extension of its general functions. The developer of the project has significantly redesigned the classic A+ Class space in order to add the new special purpose premises such as service center, show room, training center and conference hall.
Hilti Group, a Liechtenstein-based company with more than a 70-year history, provides leading-edge technology to the global construction industry. Hilti products, systems and services offer innovative professional construction solutions with outstanding added value. The company has a solid experience in special purpose property development and maintenance all over the world. Therefore, their choosing PNK Group for constructing the company’s first multifunctional warehouse complex in Russia is milestone.
At the moment, the construction works are being competed in the complex, which is going to be delivered shortly.
PNK-Severnoye Sheremetyevo is located in the Moscow Region, 27 km from the Moscow Ring Road, along Rogachevskoe highway. The total area of the warehouse complex boasting with all the A+ Class benefits is around 400,000 sqm. It is being designed and constructed with respect to the requirements of FM Global, one of the worlds’ largest insurance companies, focused on loss prevention services. Hilti became one of the first tenants of the complex, along with Verny, a Russian food retail chain, which has commissioned a new 49,000 sqm distribution complex there. The construction works at PNK-Severnoye Sheremetyevo started in 2013; the delivery is planned for 2015.
Oleg Mamaev, Executive Director, PNK Group, commented: “With this new challenging project for Hilti, we see the process of shifting to new A class warehouse premises from the “old” ones, which are unable to provide the customers with all the facilities and services required from a modern high-quality warehouse. This process seems to me to be a completely natural one and being driven by the further development of the industrial real estate market.”
Susanna Yurakova, Vice-president for HR/ Head of the project, Hilti, said: “Bringing the complex solutions and unrivaled services to our clients has always been Hilti’s main priority. The need for increasing performance and efficiency of our work was the main reason for moving our support divisions into the new premises. We were very happy to find such a professional team as PNK Group, being flexible enough to meet all our needs and following the highest client relations standards, just the same standards we have at Hilti. We want our new complex to become not only a high-quality logistics and service center, but also the prime place for our personnel to develop their professional expertise and training where all the best and innovative technologies for construction and reparation industry are to be presented.”
Cushman & Wakefield acted as the consultant of the transaction. Ekaterina Morozova, Senior Director, Warehouse and Industrial Department Cushman & Wakefield, commented: “This deal with Hilti is another proof of the stability of the Russian warehouse real estate market even considering the general economic instability. Companies seeing Russia as a strategic market are to develop its growth. In addition, now more than ever we see the growing importance of the professionalism of a developer and its capability to meet the scheduled deadlines and the high quality of the projects.”
