In the largest office leasing transaction of the year, AFI and Echo Investment have leased 11 floors in AFI Tower to PwC Polska. One of Poland’s leading professional services firms will occupy approx. 20,000 sqm of office space, becoming an anchor tenant of Towarowa22’s tallest building. PwC will relocate its headquarters to the new 150-metre tower in H1 2029.
“After more than two decades at our current location in Warsaw, we have decided to relocate our office to a place that more fully reflects the scale and direction of PwC Poland’s growth. The new headquarters will not only be more functional, but will also better embody the modern working models we are creating for our people. For us, this is more than a change of address – it symbolically marks the beginning of the next chapter in our history in Warsaw. The convenient, well-connected location and the amenities offered by the building’s owner were also important factors in our decision. I would also like to thank AFI and Echo Investment for their excellent work and commitment to this project,” says Bihi Abdiweli-Aden, I&P Director at PwC Poland.
AFI Tower is a 150 m office skyscraper already under construction in Warsaw’s vibrant central business district. It is the tallest part of the mixed-use Towarowa22 superblock project developed by AFI, Echo Investment and Archicom that combines office, residential, retail and leisure.
“Our ambition is to set a new standard for workplaces that accommodate different working styles and meet the needs of the next generation. User comfort and wellbeing are the foundation of the Towarowa22 superblock concept, designed in line with the highest ESG standards. Its central location, nature-integrated architecture and wide range of on-site amenities will redefine what a modern office is: a place that supports not only work, but also relationships and everyday life. We are delighted that PwC, a recognised leader in professional services, has chosen AFI Tower as the place to write the next chapter of its history in Warsaw,” adds Grzegorz Jamroziak, Asset Management Director at AFI Poland.
In the spirit of entire Towarowa22 destination project, AFI Tower will feature innovative sustainable solutions that address climate change and reduce environmental impact. BREEAM at the highest level “Outstanding”, WELL Health & Safety, WiredScore Platinum and SmartCore certifications will prove its sustainability and technological advancement.
“We are proud that PwC has chosen AFI Tower for its new headquarters in Poland. This record-breaking contract of 20,000 sqm with PwC marks a significant development milestone and is a clear sign that future-proof workspaces continue to attract top-tier global occupiers. Located in the financial and technology hub around Rondo Daszyńskiego, offices at Towarowa22 will support rapid business growth, while employees will benefit from the best possible working experience,” comments Michał Żelski, Leasing & Asset Director at Echo Investment.
Construction is progressing according to schedule, with advanced underground work already underway. The building will be completed in the second half of 2028.
