Q22 is one of the first existing office projects in Poland to receive the WiredScore and SmartScore certificates, which confirm the use of the latest technologies and user-friendly solutions in the building. Experts from Colliers conducted the certification process for the owner of the facility – Invesco Real Estate European Fund (IREEF).
“At the end of last year, the Q22 office building was the first in Poland to receive the BREEAM In-Use certificate in the latest International Commercial V6 rating standard at the Outstanding Part 1 and Part 2 levels. We have not stopped working on improvements and Q22 surprises again. As the first office building in Poland in use, it received the prestigious SmartScore certificate evaluating and confirming the highest level of technological advancement of buildings,” said Anna Szelc, Director of Investment Management Invesco Real Estate in Poland.
The WiredScore certificate was established in 2013 in New York as a result of a strong business need of tenants to improve the tele-technical conditions of office buildings. In 2021, the company launched a second certificate – SmartScore, which assesses the advancement of intelligent buildings. Currently, over 3,800 buildings in 36 countries around the world have joined WiredScore certification programs. Q22 is one of them.
The Q22 office building is located in Warsaw at Aleja Jana Pawła II. Its total area is 54,000 sqm, covering 42 above-ground and 5 underground floors. The space consists of an office and retail and service parts, including a fitness club and a conference centre. The tenants include companies such as Deloitte, Linklaters, White&Case, William Demant, Omni Office and Savills. The building was commissioned in 2016 when it passed into the hands of a new owner – a fund from the Invesco Real Estate Group. The owner of the building, focusing on ecology and technological advancement, with the support of CBRE, which manages the project, has made significant improvements that allow the facility to be certified.

At the same time, like the vast majority of office buildings in Europe, or even in the world, Q22 needed a model and standard that would set the direction for the coming years.
