Resi4Rent, the first institutional privately-run platform of apartments for rent in Poland, has been granted a use permit to its first building at Rychtalska street in Wrocław. Fitting-out works of apartments are in progress and soon residents will move into the building.
The building at Rychtalska street offers 302 premises. Each will be finished, equipped with kitchen furniture, and furnished – on request.
“Commissioning of the first project is a breakthrough moment for our company. We are starting to operate in full swing. Soon, we will hand over the keys to the clients to comfortable apartments in a great location, which they had rented on stable, predictable terms and market conditions. The interest of our clients in the possibility of living in our first building confirms that the long-term demand for rental apartments in Poland is very high. This is not a surprise for us, because more and more city residents do not want to be tied with a specific place, and at the same time they want to live comfortably and close to the most important points in the city,” says Sławomir Imianowski, CEO of Resi4Rent.
The building at Rychtalska street will contain 81 one-room apartments, 148 apartments with a bedroom and a living room, 41 with two bedrooms and a living room, as well as 32 apartments with three bedrooms and a living room.
“We offer clients lease agreements for at least 12 months. The apartments have bathrooms and kitchens arranged. At a small monthly fee, apartments can be completely furnished, and on special request – equipped according to individual tastes. Our premises are built and finished in a standard that we call “Echo quality” because our co-owner, Echo Investment, that is recognised as a company with a very good reputation by clients, is responsible for the construction process,” adds Sławomir Imianowski.
By the end of this year, Resi4Rent will be able to put to use and start renting the project at Wodna street in Łódź (220 apartments), and next year – another projects in Wrocław, Kępa Mieszczańska (270 apartments) and in Warsaw Brewery (450 apartments). As part of an annual lease agreement, it will be possible to change an apartment to a larger, smaller or in different location, what may be interesting to employees working on shorter projects, who move to a different city every few months.
Resi4Rent is an institutional platform of mid-market apartments, dedicated exclusively to long-term rental. The company currently has seven projects under construction with 2,100 premises and about 4,000 units under advanced planning. Ultimately, in 2-3 years the platform is to manage 5,000 – 7,000 apartments in the largest Polish cities. Resi4Rent is owned by one of the world’s leading investment managers (70 precent shares) and Echo Investment (30 percent).
