TriGranit announced the signing of a lease agreement with Rolling Wireless for more than 1,500 sqm of office space at Bartók Ház in Budapest. As a result of the long-term lease extension and expansion, Rolling Wireless has become the second-largest tenant in the building, further strengthening the tenant mix of the property.
Rolling Wireless is the world’s leading supplier of network access devices (NADs) to the automotive industry, with over 60 million automotive-grade cellular modules shipped to date. Rolling Wireless was established as an independent company in 2020, with the divestiture of Sierra Wireless’ automotive business unit. Headquartered in Luxembourg, the company employs more than 300 automotive experts worldwide.
“We will increase the team in Hungary from 40 employees today to 100 by 2026,” said Andreas Kohn, Chief Operating Officer at Rolling Wireless. “By expanding our development capabilities in Hungary, we will have two fully-fledged development sites, one in Europe and one in Asia, that shorten response times and increase efficiency in supporting our partners in the regions.”
Károly Dömötör Makk, Leasing Director at TriGranit, commented: “We are thrilled to have Rolling Wireless in the building and truly appreciate their continued trust in us and in the quality of our services. Their long-term commitment confirms Bartók Ház’s strong market position and our shared vision for sustainable growth. A well-located and easily accessible office, providing a space for creative work and the exchange of ideas, constitutes a key element in business development and often serves as a competitive advantage – both in attracting talent and in shaping the company’s offerings. A prime example of this is our collaboration with Rolling Wireless, and I am very pleased that we will have the pleasure of continuing it.”
The spaces of Rolling Wireless at Bartók Ház are located on the first and second floors of the building. In the negotiation process and the signing of the long-term lease agreement, the tenant was represented by ESTON.
“It was an honour to once again support Rolling Wireless with advisory services following their original lease at Bartók Ház. This time, their office requirements were significantly more complex, and a successful agreement required strong focus and close collaboration from all stakeholders. Congratulations to both parties and thank you for the continued trust and professional partnership with ESTON,” added Nikolett Svéger, Senior Consultant, ESTON.
Bartók Ház is a high-quality Class A office building with more than 17,600 sqm of leasable space. Thanks to its central location in Budapest, it benefits from excellent transportation accessibility. Tenants include renowned national and international companies such as DXC Technology, Lidl, Novartis, Sandoz, Mandiner Novum, Mathias Corvinus Collegium Foundation, and the aforementioned Rolling Wireless. The building holds a BREEAM environmental certification at the “Very Good” level, as well as an Access4you certificate. In the future, it is planned to be powered entirely by renewable energy sources. The property also offers, among other features, an above-standard number of parking spaces.
Bartók Ház was acquired by DRFG Investment Group in October 2025 as its first commercial property acquisition in Hungary. TriGranit is responsible for the building’s asset management, investments aimed at improving ESG parameters, and leasing activities.
