Scallier announced the construction of a new retail park on Wolności Street in Zabrze. The project is being developed for a private investor, with Scallier responsible for the comprehensive preparation and implementation of the investment, acting as investment advisor, developer, and exclusive leasing agent.
The company has been involved in the project since 2015, starting with the acquisition of the first plot of land for the investment. In subsequent stages, Scallier was responsible, among other things, for property management, overseeing the demolition of an outdated retail pavilion owned by one of the grocery chains, and acquiring an adjacent plot, which made it possible to deliver the project at its intended scale and in its target format.
The retail park is being developed in the south-eastern part of Zabrze, along provincial road no. 902, a key transportation artery of the Upper Silesian Industrial Region and the western section of the DTŚ Expressway (Drogowa Trasa Średnicowa). The location along a heavily trafficked route ensures high visibility for the property and convenient transport access.
The investment is being developed on a plot of approximately 1 hectare and will comprise two modern retail buildings with a total gross leasable area of around 3,000 sqm. The adjacent Aldi store further enhances the retail potential of the location and increases the project’s attractiveness from the perspective of tenants and capital investors.
“As part of the project, Scallier is responsible for fully safeguarding the investor’s interests, covering both leasing and the comprehensive management of the investment process. The company’s scope of activities includes overseeing the entire decision-making cycle—from the preparation of design documentation, through selecting and contracting services, to the ongoing coordination of works at all stages up to the commissioning of the facility,” says Wojciech Jurga, Managing Partner at Scallier.
The general contractor for the investment is MBT. Residents of Zabrze, a city of over 150,000 residents, will be able to use the new facility as early as November this year.
“The project has attracted very strong interest from tenants. More than 90 percent of the available space was leased even before construction commenced. The retail park will feature such brands as Rossmann and Sinsay, and will also include, among others, Xtreme Fitness, Xtreme Kids, and PKO BP bank,” says Anna Wojciechowska, Senior Leasing Manager at Scallier.
