TriGranit announced the signing of a Power Purchase Agreement (PPA) with UNIMOT, securing the supply of green energy from traceable renewable sources to Signum Work Station for the next three years. Westbridge Advisory Poland acted as advisor during the negotiation of the PPA for the building located in Warsaw’s Mokotów district.
A Power Purchase Agreement (PPA) is a long-term, direct contract between an energy producer and an offtaker, ensuring fixed pricing and guaranteed traceability of the energy’s origin. PPAs are characterised by stability and the ability to hedge costs over the term of the contract, thereby safeguarding investments and minimising price risk for both parties.
A key aspect of the agreement with UNIMOT, Poland’s largest independent fuel and energy group, is the use at Signum Work Station of energy generated from renewable sources – wind and photovoltaic farms located in Poland. The total volume of electricity supplied over the term of the agreement will exceed 12 gigawatt-hours (GWh). According to estimates, optimising electricity procurement at Signum Work Station by relying predominantly on green energy will generate savings exceeding PLN 300,000 compared to previous solutions, driven by more predictable pricing conditions and reduced exposure to market volatility and CO₂-related charges.
The green energy supply agreement will also reduce CO₂ emissions by approximately 8,750 tonnes over the three-year contract period (based on Poland’s emission factor). This is equivalent to the annual emissions generated by more than 1,900 passenger cars, planting approximately 140,000 trees, or avoiding the combustion of over 3.5 million litres of petrol.

The preparation of the PPA for Signum Work Station and the negotiation of its terms were coordinated by experts from Westbridge Advisory Poland, a leading energy and sustainability advisor to the real estate sector.

Signum Work Station is located in the heart of Mokotów’s business district. The office building comprises seven above-ground and three underground floors, offering more than 32,400 sqm of modern leasable space and as many as 870 parking spaces. In addition to high-quality office space, the building features functional retail, service and storage areas. Signum Work Station stands out for its large, typical floor plate of 4,650 sqm, providing tenants with flexibility in space arrangement. The building holds a BREEAM “Excellent” environmental certification and is currently undergoing further certification processes.
Signum Work Station was acquired by DRFG in December 2024. The current owners of the building are the CREIF fund and DRFG Investment Group, acting through DRFG Assets. TriGranit is part of the DRFG Investment Group and is responsible for the commercialisation and comprehensive asset management of Signum Work Station.
