Skanska has sold the Studio B office building in Warsaw, Poland, to Stena Real Estate AB, an international property company that is a part of the privately owned Swedish Stena Group. The project, designed and built following ESG principles, brings to the Wola district not only future-focused architecture but also sustainable construction. This is already the third transaction between the two parties in Central and Eastern Europe (CEE).
Studio B is part of an office complex designed by Danish Arrow Architects and Polish Grupa 5 Architekci. It has delivered 17,600 sqm of sustainable and innovative space. The office space was already fully leased before getting an occupancy permit. Strong, global brands, like Societe Generale Group, C.H. Robinson, insurance company Unum Życie and Business Link, have decided to open their offices in the building.
“The transaction of the Studio B project stands as a testimony to the interest in high-quality and sustainable real estate products in fast-paced, vibrant locations. This is proof of a positive shift in demand in the investment market. We, as Skanska, are proud to be at the forefront of offering such quality and future-focused developments,” says Katarzyna Zawodna-Bijoch, President & CEO at Skanska’s commercial development business unit in CEE.
“We are continuing to grow our portfolio in Poland with a sustainable asset in an absolute prime location. Poland and Warsaw have a strong GDP and attract tenants from various parts of the world with well-educated people and strong urbanization why we see it as a dynamic and attractive market to invest in,” says Sofia Granlund, MD of Stena Real Estate AB.
“Studio B offers the best-quality office space, adapted to the various work models and the solutions which support tenants in implementing their ESG policies. Combined with great location and innovations inside the building, we get the product which stands out in the very demanding Warsaw’s real estate market,” says Mariusz Krzak, EVP Operations Poland and the Czech Republic at Skanska’s commercial development business unit in CEE. “The trust that tenants and investors place in us is the best proof that our strategy to create a project, which is user-friendly, functional and supports sustainable development goals is the right one.”
Studio B was built by the requirements of key industry certifications: LEED Platinum, WELL and Building without Barriers. The building incorporates employee-friendly solutions, including air conditioning based on quiet cooling beams and adiabatic humidifiers to keep the air clean and fresh. Studio uses a daylight intensity control system that adjusts the intensity of interior lighting to the amount of available exterior light. As a part of the investment, an innovative concrete with a reduced carbon footprint was used, the emissivity of which is on average 46 percent lower than that of concrete with a traditional mixture.
