SPEEDWELL, a Belgian-rooted premium developer active in CEE, has officially opened Tribera Warsaw, a major new arrival on the Polish capital’s student living landscape. Delivered in less than 18 months, including full fit-out, it also marks SPEEDWELL’s first completed development in Poland, demonstrating the company’s ability to deliver efficiently within demanding timelines while maintaining high standards of quality and functionality.
The first students moved into the residence on Obrzeżna Street in time for the 2026/27 academic year. Construction started in March 2025 and was completed by September 2026, with extensive use of prefabricated concrete elements helping SPEEDWELL and general contractor Pekabex deliver a project of this scale within only a year and a half.
Designed by 22ARCHITEKCI, Tribera Warsaw combines contemporary architecture with a new generation of professionally managed student living, bringing together private accommodation, study and co-working areas, wellbeing facilities and spaces designed to encourage social interaction and community.
“Warsaw’s student population is growing and becoming more international, while expectations are increasingly sophisticated. Tribera Warsaw is designed to be truly Gen Z-ready, combining privacy and convenience with technology, wellbeing, flexible study spaces and a strong sense of community. Its opening also marks an important milestone for SPEEDWELL as our first completed project in Poland,” said Michał Stępień, Country Manager Polska, SPEEDWELL.
Originally known as MILESTONE Warszawa Mokotów, the development now forms part of Tribera, a pan-European living platform established through the merger of MILESTONE and BaseStack Living.
Combining extensive expertise in student accommodation with a design-led approach to modern residential living, Tribera integrates investment, development, delivery and long-term operations within a single platform.
With more than 11,000 beds across eight European countries, Tribera is advancing the next generation of urban living through future-facing design, smart technology and operational excellence. Its approach focuses on creating high-quality, community-oriented residential environments while delivering sustainable, long-term value.
Every room at Tribera Warsaw is fully furnished and includes a private bathroom, kitchenette, workspace and individually controlled air conditioning. Studios and twin rooms are designed to perfectly match students’ needs, with accessible studios also available.
The wider building has been designed around the way students study, socialise and live today. Residents have access to a coffee corner, co-working and quiet study areas, a shared kitchen, cinema, games room, gym available around the clock, as well as two terraces overlooking Warsaw.
“The building offers students much more than their own private space. At Tribera, we bring shared spaces to life through events, workshops and everyday experiences that bring students from Poland and across the world together. It’s about creating opportunities to meet new people, share experiences and settle into life in a new city, making the building more than just a place to live,” added Miguel Torres, Head of Operations at Tribera.
One of the defining features of the development is its delivery speed. The 14-story structure was assembled using prefabricated concrete elements, an approach particularly well suited to purpose-built student accommodation, where the repetition of room layouts allows construction to progress efficiently while maintaining consistent quality.
The development occupies a compact 2,290 sqm plot, with an automated underground parking system providing 150 spaces. Existing trees were retained, while the façade is structured by vertical fins and elongated glazing that emphasise the building’s slender form. The project has been designed to meet the requirements of BREEAM Excellent certification.
