SPEEDWELL has secured its first loan on the Polish market — a PLN 100 million financing agreement with BNP Paribas Bank Polska for the development of the MILESTONE Warsaw Mokotów project. This investment marks a dual first: it is SPEEDWELL’s first locally financed project in Poland and also the first Purpose-Built Student Accommodation (PBSA) in Warsaw to be developed under the Milestone brand. The financing represents a major step forward in SPEEDWELL’s regional expansion and confirms the growing confidence from Poland’s financial sector in the company’s long-term vision for sustainable urban development.
Located on Obrzeżna Street in the heart of Warsaw’s Mokotów district, the project will deliver a modern, ESG-compliant student housing facility that addresses the city’s pressing accommodation shortage and showcases SPEEDWELL’s ability to create future-proof urban spaces in a vibrant, sustainable setting.
Warsaw is home to over 221,000 students — including more than 31,000 international students — making it one of the most important academic centres in Europe. The MILESTONE Warsaw Mokotów project responds to the city’s clear need for additional student accommodation, with a modern, sustainable facility designed to meet the expectations of today’s mobile and demanding student population. While the PBSA concept is still emerging in Poland, the successful financing of this project by BNP Paribas Bank Polska underlines the credibility of SPEEDWELL and the strength of its relationships in the banking sector. This level of institutional trust not only validates the project itself but also reinforces SPEEDWELL’s positioning as a long-term, respected development partner.
The MILESTONE Warsaw Mokotów project will offer 675 beds in 565 rooms, with its completion planned before the start of the 2026/2027 academic year.
“Securing financing from BNP Paribas Bank Polska is more than a financial agreement — it’s a strong vote of confidence in our vision and in our ability to deliver sustainable, high-quality developments on the Polish market,” said Michał Stępień, Country Manager of SPEEDWELL in Poland. “MILESTONE Warsaw Mokotów is a strategic response to the growing demand for student accommodation in Warsaw. We see student housing as more than functional space — it’s an opportunity to shape a vibrant, future-ready environment where young people can thrive, connect, and grow. With BNP Paribas Bank Polska as a committed and like-minded partner, we’re confident this project will raise the bar for socially responsible development and become a flagship example of what thoughtful, ESG-driven real estate can achieve.”
“Supporting sustainable investments is part of our strategy and at the same time shows the trust that global real estate investors place in us,” added Marek Kowalski, Head of Structured and Real Estate Department BNP Paribas Bank Polska. “We are pleased to support SPEEDWELL in the implementation of the MILESTONE Warsaw Mokotów project, which perfectly aligns with our commitment to financing ventures that have a positive impact on society and the environment”.
SPEEDWELL’s MILESTONE Warsaw Mokotów project, like all its developments, is rooted in a clear ESG-driven philosophy — one that translates sustainable thinking into tangible, high-quality urban spaces. ESG-compliant and BREEAM-certified, the building has been designed to promote environmental efficiency, social integration, and transparent governance. Located in the dynamic Mokotów district, the project offers immediate access to tram and bus lines, is minutes from two metro stations and the Służewiec railway stop, and is just 8 minutes from Chopin Airport. Its address on Obrzeżna Street ensures seamless connections to Warsaw’s leading universities — including the Warsaw School of Economics, University of Warsaw, Łazarski University, and the Medical University of Warsaw — with over 115,000 students living within a 30-minute public transport radius. Surrounded by mature infrastructure, cultural venues, retail options, and green spaces like Królikarnia Park and Pola Mokotowskie, the development is set to offer students more than a place to live — it’s a lifestyle designed for balance, convenience, and growth.
“Warsaw is a city with momentum,” said Christof Flöckner, Managing Director at MILESTONE Co-Living. “Student numbers are growing fast, but purpose-built housing hasn’t kept pace. There’s a clear supply-demand gap, but we’re not here just to fill the space. We saw an opportunity to create something meaningful. A place that reflects how students actually live and what they truly value. This is our first project in Warsaw and it’s more than a milestone for us. It’s a statement about the future of students living in one of Europe’s most promising education hubs. Working closely with SPEEDWELL, we’re designing a space that’s as thoughtful as it is functional – rooted in the city but shaped by the needs of a new generation.”
The facility will be operated by Milestone Student Living, one of Europe’s leading providers of PBSA (Purpose-Built Student Accommodation). MILESTONE creates thoughtfully designed student and co-living spaces that make a living abroad feel more seamless. Each location offers private or shared, well-planned apartments alongside community areas that support connection, rest and everyday routines. With 17 locations across 5 countries in Europe, MILESTONE offers a fresh take on purpose-built housing: flexible, functional, and designed to reflect how people live. With nearly 5,000 beds under operation and another 4,500 in the pipeline across Austria, Germany, the Netherlands, Portugal, and now Poland, Milestone is a natural partner for SPEEDWELL’s mission to raise the bar in student accommodation across the region.
