The U Boží Vody residential project in Mladá Boleslav confirms that high-quality, energy-efficient family housing continues to attract strong demand across the Czech market, including in regional cities. Of the nine detached family homes planned within the project, four have already been sold, representing more than 44 percent of the homes, even before construction has been completed.
Developed by investment and development company Pierwood Capital, the project comprises nine detached houses designed for modern family living. One home serves as a show house, while four have already been sold – one completed and handed over to its owner, and three are currently under construction at various stages. Four homes remain available to prospective buyers.
The fact that more than 40 percent of the homes were sold during the construction phase underlines growing interest in long-term, sustainable housing solutions that combine low operating costs with high living comfort. The U Boží Vody project also demonstrates that this demand is no longer concentrated solely in Prague and its immediate surroundings, but is increasingly extending to regional cities that offer solid infrastructure and a favourable environment for family life.
Unlike traditional development models that prioritise speed of construction and rapid sale, Pierwood Capital takes a long-term approach to residential development, with an emphasis on responsibility for the environments in which new housing is created. The U Boží Vody project was conceived as a coherent residential setting, with a strong focus on architectural quality, healthy indoor conditions and low energy consumption.
“For us, sustainability is not a marketing label. It must be evident in everyday living comfort, operating costs and in how a home performs over decades. The fact that several homes in this project were sold during construction clearly shows that this approach resonates with buyers,” says Frank Nourse, Founder of Pierwood Capital.
The philosophy behind both the U Boží Vody project and the ZEO Homes standard is closely linked to Nourse’s personal and professional experience. Having lived and worked in Africa, Ireland, the United States and across Europe, he witnessed first-hand the long-term consequences of poor-quality housing and energy-inefficient construction. These experiences shaped his conviction that residential development must prioritise high insulation standards, responsible material selection and long-term performance over short-term gains.
After more than two decades in real estate development, including extensive work with conventional steel and concrete structures, Nourse deliberately shifted towards timber construction as a more sustainable and energy-efficient solution.
A key pillar of the U Boží Vody project is sustainability based on clearly defined, measurable parameters rather than formal certifications. The homes are designed with a strong emphasis on energy efficiency, the use of natural materials and modern technologies that significantly reduce long-term operating costs and environmental impact.
The technological and construction backbone of the project is the ZEO Homes standard, which specialises in passive timber houses with exceptionally low energy consumption. For Pierwood Capital, ZEO Homes represents a consistent development standard applied across residential projects in multiple regions of the Czech Republic.
