The second and final stage of the Studio project, the Studio A office building, received its occupancy permit in December 2025. By the end of last year, the leased area had already exceeded 20,000 sqm, confirming the project’s strong market position and the high level of interest from tenants in modern office space in the very centre of Warsaw.
The Studio A tower, over 100 meters high, offers approximately 27,000 sqm of modern office space spread across 22 above-ground floors. The ground floor will feature an original bistro/café concept, creating a meeting and relaxation place for tenants and guests.
The building was designed to uphold the highest environmental standards, ensure user comfort, and incorporate advanced technologies that enhance workplace performance and energy efficiency.
The project, whose construction began in November 2023, is an important element in completing the frontage of Prosta Street. The investment has also improved the urban environment: the space between Prosta and Łucka Streets now includes a publicly accessible pedestrian passage, creating an attractive new part of the city fabric.
“Receiving the occupancy permit for Studio A is a key moment, crowning the completion of the entire Studio complex and confirming the high quality of one of our most recognisable projects,” says Bartosz Dorsz, Project Director at Skanska Commercial Development Europe. “The commissioning of a new office building in the centre of Warsaw is an important step in the development of this part of the city. Skanska is one of the few developers currently delivering new office space to the market,” adds Bartosz Dorsz.
“From the outset, Studio A has attracted tenants looking for the highest quality office space in the very centre of Warsaw. Its excellent location, spectacular views from the upper floors, and originally designed interiors meant that even before the end of 2025, we had leased over 20,000 sqm of space,” comments Paulina Strutyńska, Leasing and Asset Director at Skanska Commercial Development Europe. “Our clients range from companies in the energy, pharmaceutical, financial, IT, consulting, and legal sectors,” adds Paulina Strutyńska.
Designed by Arrow Architects and Grupa 5 Architekci, Studio A stands out with its well-thought-out design and consistent architecture referencing the first phase of the complex. The ground floor is defined by steel ‘X’ elements, and the main lobby features an eye-catching mirror installation by the Projekt Praga team.
The building meets the rigorous requirements of leading quality and sustainability certifications, including LEED, WELL, WiredScore, SmartScore, and “Building without Barriers,” confirming the highest standard of project execution.
