Strabag PFS – a company from the Strabag Group involved in real estate facility management – has moved into the Eurocentrum Alfa office building owned by CPI Property Group Poland. The lease agreement is for over 1,000 sqm. The Alfa building of the Eurocentrum complex is well-known to the new tenant, which has since 2023 been providing services for its technical management.
“Eurocentrum is located at a convenient point for public transport in Warsaw. Here, we have found spacious offices where every room has access to natural light, improving the work comfort for our employees. The offices have been brought up to the new standards required by our corporation. The installations have been modernised and the fit-out was completed on schedule,” said Tomasz Pałka, the CEO of Strabag PFS.
From the moment the Eurocentrum complex was acquired by CPIPG, the owner has been continuously upgrading the building. Currently, Alfa is one of the most modern buildings in the CPIPG portfolio concerning its automation and HVAC systems (heating, ventilation, and air conditioning).
“As well as rearranging the office space in Eurocentrum Alfa, we are also carrying out a thorough replacement of the HVAC and control systems for the office space. The modernisation of the BMS has also been completed, while many of the key technical areas have been upgraded,” points out Marcin Mędrzycki, the Head of Asset Management Offices at CPIPG.
The modernisations include the replacement of the plumbing installations as well as the fitting of new chillers and humidifiers. This is one of utmost importance regarding the comfort of the workers who work in the office building every day. The improvements that have been made have certainly increased the work comfort by reducing the noise produced by the chillers, which have now been sound-proofed. Additionally, the new chillers maintain the correct air moisture from the central ventilation system and improve the quality of the working conditions in the Alfa offices. Furthermore, these changes have improved the building’s energy efficiency and as a result have reduced the running costs of the property, which for the tenants is of crucial importance in assessing the expense of maintaining their offices. “The priority for our team is to look after the environment in line with Strabag Group’s climate goals and that is why we are pleased that our workers have the alternative to come to work by rail, public transport or bicycle instead of by car. It is also important to us that our offices comply with ecological and economic solutions,” adds Tomasz Pałka.
“For the Eurocentrum Alfa centre, we are prepared to ensure that carbon dioxide concentrations in the offices remain within normative limits. The monitoring of CO2 by the BMS can only be found in the most modern office buildings,” points out Marcin Mędrzycki.
The Alfa building in the Eurocentrum complex was built in 2002 and since 2022, when it was acquired by CPIPG, it has been continuously modernised. Regarding its technical standards, it is now on a similar footing as younger properties with the latest HVAC and BMS systems. The glazed tower has 21 storeys and stands at the centre of the Eurocentrum complex, which comprises four buildings with a combined 84,000 sqm of leasable space. The building possesses a BREEAM environmental certificate with a rating of Very Good.
