The first edition of the conference about condo and aparthotels for developers comes to Warsaw in September.
The boom in the real estate market is in full swing and, experts say, there are no signs of any disaster coming our way. According to GUS data, more than 70 percent of apartments in the primary market were purchased with cash in 2017 – which suggests that a significant part of them (according to different sources as much as 30%) were intended for rent. Interest rates do not encourage keeping savings in deposits, so individual customers eagerly keep a close eye on the market for properties for rent, particularly those which take the burden of day-to-day maintenance off the owner’s shoulders. According to REAS estimates, the Polish PRS (Private Rented Sector) may even double within the next decade. Poland’s tourist market is heating up as well – only in the first quarter of the year guests bought more than 10 million overnight stays at hotels and GUS put the occupancy rate in hotel facilities in 2017 at 49%.
Summing up all the data and results, the time for apart and condo hotel investments is at least interesting. It appears, however, that legislation, defining products and setting generally applicable standards in the investment apartment market are lagging behind the market boom. This, and other things, will be discussed by experts invited to take part in the Investment Apartment Forum FAIN who include: Konrad Płochocki, Managing Director at PAD; Adam Konieczny, Development Director for Poland and Eastern Europe at Louvre Hotels Group; Marek Roefler, Chairman of the Board at Dantex; Paweł Kobierski, Board member at Sun & Snow; Piotr Kwiatkowski, Vice-President of the Board, Chamber of Commerce of the Polish Hotel Industry.
