Globalworth, the owner and property manager of Renoma in Wrocław, has chosen Tétris as the general contractor for the renovation of the building. Following this decision, the main stage of work on the metamorphosis of this architectural pearl of the city has now started, in time for the building’s 91st anniversary.
Renoma’s metamorphosis is now entering a decisive stage – the recently selected general contractor, Tétris, has just started major reconstruction work on the building. As a result of this, its interior is to be changed beyond recognition and will reference the historic style of the building’s former incarnation as the Wertheim department store. The entire process is to take place under the supervision of a conservation officer, with whom the owner and manager of the property, Globalworth, will be actively cooperating. However, the changes to Renoma are not just limited to its architecture – the range of goods and services is to be enhanced and some novel features are to be added to the surroundings of the building.
“This metamorphosis will give Renoma a new radiance along with the functions expected by local residents today. Our pearl of a building in Wrocław is to feature a new range of retail and gastronomy. Instead of a traditional food court, we will focus on original gastronomic concepts with outdoor gardens – through redeveloping Czysty square and opening the centre towards Kościuszki square. The profile of the centre is also to be enriched with high-class office space, designed for tenants who appreciate a prestigious location in the city centre, the historic character of the building and its surroundings, and at the same time its modern technical and functional features,” explains Barbara Wójcik, Senior Asset Manager at Globalworth Poland.
“At Renoma, we do not want to compete with large shopping malls. We have decided to take a different path and use the experience gained from our other properties, mainly Hala Koszyki in Warsaw. In the retail section, we want to focus on the fashion brands that have had a long presence in Renoma and which are not available in other centres in the region. This range will be complemented by everyday shopping, services and a medical clinic,” reveals Anna Merta, Retail Leasing Director at Globalworth Poland. “We particularly want to emphasise its local character and uniqueness, while retaining a respect for Renoma’s traditions and architecture. In doing this we are not trying to mimic our approach to other projects, but we will be exploiting the potential of the location and adapting its range to the expectations of the local community and existing clients, such as the employees working in its offices,” she explains.
The reconstruction process represents a major logistical and construction challenge because it will be carried out in an open, functioning centre.
“The reconstruction of Renoma is a unique project on many levels. The work will be done under the supervision of a conservator since the main goal is to restore its former appearance and character. Furthermore, the work has been planned so that it doesn’t completely close the space and allows the partial functioning of the gallery – in terms of both the stores and the Lux Med clinic located in it. We will only carry out the work at night, in specifically designated zones. The project requires efficient logistics and the maintenance of high-security standards. But we also know that such an approach is more convenient for both Renoma’s tenants and customers – especially since such centres have often been closed over the last twelve months due to the pandemic,” explains Maciej Targosz, the regional director of Tétris in southern Poland.
The project manager for the work is Gleeds, one of the leading international construction consulting and management companies.
For the comfort of its customers, Renoma is to be modernised in stages and parts of the building will be temporarily closed. All the modernisation work should be completed in 2022.
