A new flexible and comfortable coworking location is close to completion in Warsaw Spire building C on Plac Europejski: The Shire – Beyond Coworking. The opening of the serviced office centre is to take place in April 2024.
The Shire’s tenants will have over 1,500 sqm at their disposal on the 5th floor of the Warsaw Spire C office building. This will also feature open space for integration and relaxation, along with workspaces, meeting and conference rooms, rooms for individual and high-concentration work, as well as common areas with access to a range of amenities, which include: the reception and guest service, mail collection, a cleaning service, unlimited coffee and tea, high-speed internet, telephone booths, and printing and scanning facilities.
Tenants of The Shire will also be able to use the services provided by the Warsaw Spire: 24-hour security, openable windows, controlled air conditioning in the rooms, locker rooms and showers, along with underground and bicycle parking.
“The location of The Shire – Beyond Coworking in the Warsaw Spire represents a key point on the development map of our investment programme for 2024/25. It also marks a strategic step in our planned expansion into the Warsaw market,” emphasises Rafał Pisklewicz, the managing partner of The Shire – Beyond Coworking.
“We choose addresses that are destinations in themselves that people will often want to visit, not only due to the convenient and efficient public transport access from all over Warsaw but above all because of the multifunctional and friendly nature of the buildings and their surroundings. Sustainable development is also important to us, and this has been implemented in an exemplary fashion in the Warsaw Spire,” says Oskar Odziemczyk, the co-owner of The Shire – Beyond Coworking.
Prestigious building, a prestigious tenant
The value of The Shire – Beyond Coworking as a future tenant of Warsaw Spire building C has also been appreciated by the owner of the office building – CA Immo. “Coworking offices as a business respond to current trends in terms of the various models and ways of working. However, in a competitive market, you also need to stand out and maintain the highest quality and ESG standards about location, building facilities and tenant comfort, which is a priority for both CA Immo and The Shire. And so, we are even more delighted that The Shire – Beyond Coworking will soon be opening its centre in the Warsaw Spire. Its unique concept fits perfectly into the tenant mix of our office building,” explains Dawid Wątorski, a senior leasing manager at CA Immo.
The office market in Poland and across Europe has been transforming during the pandemic, not only as a result of the fluctuations within the real estate sector but also due to the latest trends when it comes to new models and ways of working. Many coworking office operators have been devising their expansion strategies with all of this in mind, as they aim to become major market players and partners for office building owners.
“The ‘Love Your Work’ report prepared by Nuvalu and SW Research reveals many of the current trends in light of the ongoing changes in the labour market. In our publication, those surveyed ranked the ‘emotional evaluation of the office’ as the second most important factor when it comes to the impact on employee satisfaction, while the quality of the space was ranked fourth. These two features are characteristic of the growing flexible office segment – and this is especially the case when it comes to The Shire’s concept – as such features are increasingly becoming a highly attractive option for the owners of office portfolios,” comments Bartosz Kozieł, a management board member of Nuvalu Polska, which represented The Shire – Beyond Coworking during the leasing process.
Further expansion planned
For The Shire – Beyond Coworking, its new location at Plac Europejski is to be its second centre in Warsaw. Since December 2023, The Shire has also been operating in office space on the upper storeys of the Małachowski Square building, which has views onto the Old Town, Warsaw’s central business district, the Palace of Culture and Science and the historic Academy of Fine Arts. Małachowski Square is one of the most prestigious locations for flexible office space in Warsaw, as has been recognised by some very demanding tenants, including investment funds, law firms and technology companies.
“Our centres in Małachowski Square and the Warsaw Spire mark just the beginning of our expansion. Our goal is also to develop our network into the largest regional cities and become a key player in the Polish coworking market,” says Rafał Pisklewicz.
The company is planning to open centres in Wrocław and Poznań shortly.
The Shire – Beyond Coworking: premium quality
The Shire – Beyond Coworking’s office space stands out from standard flexible or serviced offices in that it represents premium quality. Its business model involves the creation of boutique space with a subtle and modern arrangement, making it ideal for mature businesses as well as those who value a prestigious and high-quality approach to the workplace.
“We create our offices in such a way as to offer employees and entrepreneurs a place where they want to stay. We are guided by the principle that office space should not only be functional but also a source of motivation and creativity, providing the optimal conditions for achieving business success,” claim the co-owners of The Shire – Beyond Coworking. However, it is not only being based in central locations and the best buildings that makes The Shire’s concept so appealing. One of The Shire – Beyond Coworking’s priorities is ensuring the flexibility of lease agreements and comprehensive services. We have no hidden fees, and our locations come with many additional benefits. For the convenience of tenants, The Shire, in cooperation with SpaceOs, has launched a specially designed application to manage the entire ecosystem of the premises and provide support in the use of the space. We are also introducing a marketplace idea, with which, together with our business partners, we will provide clients with access to a variety of services designed to support their businesses, such as IT, HR, recruitment, legal assistance and marketing,” explains Oskar Odziemczyk.
