The summary for 2023 at FOCUS is full of optimism. Over the past 12 months, the building has attracted as many as nine new tenants, with a further three deciding to extend their existing leases. The owner of the office building continues to focus on employee convenience by developing a range of services for tenants highlighted by last year’s launch of a building app. The consulting company JLL is the exclusive agent responsible for the commercialization of the building.
The glass office building with its distinctive form is one of the most unique landmarks on the map of Warsaw. It stands out both architecturally and in terms of location. This year, its qualities were appreciated by as many as nine new tenants from a wide range of industries – from a law firm, an IT company, a pharmaceutical manufacturer and a travel services provider to the Embassy of the Republic of Iceland, which, similarly to the Royal Norwegian Embassy, has placed its trust in the building’s security system. In total, new tenants have taken up almost 5,000 sqm in 2023 and existing tenants have renewed their contracts for almost 1,500 sqm in the FOCUS building. The spring event, organized by the Maybelline brand, was a great success, attracting both supporters of the company’s products as well as many celebrities, with the building’s main lobby being transformed into a New York street.

FOCUS was designed by the prestigious studio APA Kuryłowicz & Associates, with the highest quality materials used in its finishing. Visitors are welcomed by a spacious, glass, and bright atrium. The building is often described as timeless and this can be seen in almost every detail. Another unquestionable advantage of the office building is its central location and a view of the Warsaw skyline and the Pole Mokotowskie Park.
In 2023, FOCUS obtained BREEAM certification at the Excellent level, which only adds to the guarantee of the high quality of the building and the office spaces on offer. Also noteworthy is the fact that it has been awarded the international WiredScore certification at the GOLD level. This certification relates to digital connectivity, which is crucial in business these days. FOCUS is therefore ready for both a dynamic future and further innovation. Both current and future tenants of the building will certainly feel the difference when operating in the facility. But that’s not all, it is worth noting that the energy used in FOCUS comes from 100 percent renewable sources.
The office building also stands out in terms of the services it offers its tenants. This year, a new building app, SPACE OS, was introduced. Thanks to this, tenants have gained access to the most important information about the building, and it will soon also provide a marketplace with discounts and offers. In addition, the app also allows tenants to register for building and/or company events, automatically invite guests to the building using a QR code, as well as being able to use the booking module for parking spaces and desks. In addition, employees also have the chance to influence the development of the workplace through feedback and surveys.
The FOCUS office building, offering a total of 34,000 sqm, is located at 26 Armii Ludowej Avenue in Warsaw. The central location provides a convenient connection to the rest of the city, thanks to it being well-served by public transport. Tram and bus stops and the Politechnika metro station (M1 line) are nearby. The neighbouring Pole Mokotowskie also offers nature as well as an opportunity to take a breather during a busy day. In addition, there is no shortage of service outlets, cafés and restaurants in the area where you can go for lunch or have a business meeting.
