Construction of the largest mixed-use development in central Warsaw is progressing dynamically, with further phases already in the pipeline. Developers AFI and Echo Investment have obtained a building permit for a new residential building and office scheme within the Towarowa22 superblock. The two new buildings, located in the south-western part of the project, will be connected by a green urban passage forming part of the Towarowa Gardens. Completion is scheduled for the end of 2027.
The latest phase includes a residential building located on the newly planned Wronia Street, offering approximately 96 high-standard apartments for sale. The façade, along with the building’s typography, will be distinguished by ceramic tiles referencing the site’s modernist heritage. A variety of unit sizes will meet the needs of singles, couples, and families seeking to live in central Warsaw while enjoying proximity to greenery and on-site amenities.
The residential building will be situated in the second line of development, while an office building along Towarowa Street will act as a natural acoustic buffer, enhancing comfort for residents.

An additional advantage of the location will be the planned “Plac Zawiszy” station on the fourth metro line, with an entrance in the immediate vicinity of the development, ensuring convenient access for both residents and office users.
The modern office building, located along Towarowa Street in the first line of development, will complete the street frontage and enhance the mixed-use character of this part of Towarowa22. The building will offer 12,600 sqm of office space and will feature an elegant arcade with copper finishes, as well as a 6-metre-high lobby incorporating materials and architectural details inspired by the historic Dom Słowa Polskiego printing house.
“We are seeing a strong revival in demand for high-standard office space, driven by its limited availability—particularly in Warsaw’s key business hub around Rondo Daszyńskiego. In response to this supply gap and the high level of interest already generated by the 150-metre AFI Tower, we have jointly decided with AFI to develop another office building. As a result, we will increase Warsaw’s office stock by more than 12,500 sq m before 2028. We are already in advanced discussions with prospective tenants,” says Rafał Mazurczak, Member of the Management Board at Echo Investment.
Developed by AFI, Echo Investment, and Archicom Collection, Towarowa22 combines residential, office, and social functions. The first completed building, AFI Office House, is now almost fully leased and has been recognised as the most sustainable office building in Warsaw. Currently under construction are the 150-metre AFI Tower, a 120-metre, 32-storey luxury residential tower, and premium residential buildings M7 and Gutenberga under the Archicom Collection brand.
