Warsaw Trade Tower (WTT), the first of the skyscrapers built in the Warsaw Wola district, has received an extension of the environmental certificate carried out using the BREEAM In-Use method. The skyscraper maintains a Very Good rating in the Asset Performance category. This is a confirmation of the high standard of the building, a very good long-term policy of facility management as well as its environmental friendliness.
Warsaw Trade Tower renews the BREEAM In-Use certificate. Two years ago, the building has been subjected to the multi-criteria assessment, in which it received a Very Good mark with the score of 63.1 percent in the Asset Performance category. The certificate is awarded by the Building Research Establishment (BRE) based on the materials and a report prepared by a licensed auditor. In order to retain its’ certificate, Warsaw Trade Tower has to renew it every year and once in three years a full audit of the buildings needs to be conducted. At the turn of the 2017 and 2018, the office building received another extension of the BREEAM In-Use certificate for 12 months. WTT is already preparing for next year’s full verification process. The certification was carried out by an independent consulting company – Sentient, appointed by the buildings owner, Akron Investment Central Eastern Europe II and its asset manager, Heitman.
Waste management and transport at the highest level. The final result of the certification process is influenced by the partial grades from eight categories. WTT received the highest score, 100 percent, in the “waste management” segment. Its “transport” was also rated very high. Obtaining 83.33 percent in this category was possible due to the excellent situation of the office building. The location at the intersection of Chłodna and Towarowa streets provides the employees of the facility with convenient access to the building: in addition to numerous bus and tramways, there is also metro line, and the Rondo Daszyńskiego station is located in the immediate vicinity of the WTT. In addition, as part of the completed modernization of the building, the owner introduced a free car-sharing service, in which environmentally friendly electric cars are used. From the tenants’ point of view, it is also important to provide infrastructure for people commuting to work by bicycle.
What was also significant for the obtained score were the materials used for the construction and finishing of WTT as well as the quality of the internal environment, above all including the care for the health and comfort of the facility’s employees. The auditors appreciated, among others, the possibility of free arrangement of office space and its’ exposure to daylight. Another important initiative implemented by WTT is management of green areas belonging to the building.

It is also important for us that the confirmation of the certificate, allows our tenants to meet their obligations taken in the corporate social responsibility strategies,” commented Izabela Kapil – Vice President Portfolio Management – Europe at Heitman.
Warsaw Trade Tower (WTT) was constructed at the end of the 90s as a pioneer project of architectural studios Wyszyński, Majewski, Hermanowicz and RTKL. WTT has over 42,000 sqm of comfortable A-class office space, which is now 92 percent leased. Another great advantage of the property are its 473 parking spaces located both in the underground and the outside car park. In the years 2015-16, the building underwent modernization, as a result of which it gained a number of facilities consistent with the concept of employee well-being and responding to the tenants’ needs. The building has many service points that increase the comfort of its users, they are: a recently renovated canteen, coffee shop, bakery, dry cleaning, courier services, common dining room for meals brought from home, activity room, a conference center on the 35th floor with the highest observation space in Warsaw, and a bilingual kindergarten.
