Belden is relocating its manufacturing operations from the Netherlands to Hungary and will establish a new European manufacturing hub at HelloParks Páty PT5. The US-based manufacturer of network infrastructure and connectivity solutions has signed a lease with the Hungarian industrial property developer for the entire 42,000 sqm building, with Cushman & Wakefield acting as transaction adviser. Production at the Páty facility, which will become Belden’s largest cable manufacturing plant in Europe, is expected to begin in early 2028.
The agreement covers more than 40,000 sqm of industrial and warehouse space, along with 2,000 sqm of office space, making Belden HelloParks’ largest tenant. By consolidating its Dutch and Hungarian operations, the company will give its Hungarian unit a more prominent role within its global manufacturing network.
“At our new manufacturing centre in Páty, we will bring together our manufacturing capacity in the Netherlands and Hungary. We were looking for an ideally suited location where both the building’s technical configuration and the lease structure could be tailored to our manufacturing processes and long-term plans. We worked closely and constructively with the HelloParks team to prepare the project, and the consolidation will enable us to increase production volumes and operate more efficiently,” said Guilherme Hoppe, Vice President, Manufacturing EMEA at Belden.

The technical fit-out of PT5 will be tailored entirely to the requirements of cable manufacturing. A building-wide fresh-air supply system will be installed, the heating control system will be upgraded, and foundations for the production equipment will be integrated into the industrial floor. The project will also include office and staff amenity areas.
“During the negotiations, we translated Belden’s manufacturing processes into clearly defined spatial and technical requirements. We involved our construction and facility management specialists from the outset, allowing us to develop the lease terms and the technical scope of the alterations in parallel. This is particularly important for a facility of this scale, bringing together manufacturing, warehousing and office functions,” said Bernadett Sallay, Senior Business Development Manager at HelloParks.
HelloParks Páty occupies an 87-hectare site in the western Budapest metropolitan area, directly alongside the M1 motorway. The PT5 warehouse, completed in the first quarter of 2026, is the fourth completed building in the megapark, which now offers 184,000 sqm of warehouse and industrial space to its tenants. Other international companies based at the industrial park include dm-Drogerie Markt, DHL, Gebrüder Weiss and Transdanubia.
Like the other buildings in the megapark, PT5 was developed to meet the requirements of BREEAM New Construction Outstanding, the highest rating under the sustainable building certification system, and complies with the requirements of the EU Taxonomy. The building supports energy-efficient operation through a heat-pump heating and cooling system, rooftop solar panels and smart building management.
