Office project Unirii View achieves BREEAM Excellent certification
Office project Unirii View, currently in full development process in downtown Bucharest, only at a five minute walk from Unirii Square, obtained BREEAM sustainable certification with the Excellent rating, the first real estate project in Romania to apply and obtain the green certification under the latest standards issued in 2016.
The new BREEAM regulations launched last year are considered to be much stricter than previous versions. This means that the assessment of Unirii View will take into consideration higher standards, as the reference criteria seek further into the future, and the same ranking according to the old standards would most probably result in a lower ranking under the 2016 standard.
”Achieving the best possible green building rating and a green certificate translates into savings of hundreds of thousands of Euros for companies that will carry out their activities in the project. The current and future office tenants and also those who will work here consist of a new generation of people that grew up conscious of the necessity to reduce the impact of humans on the environment. Speedwell sees it as a commercial and also personal obligation to aim therefore as high as possible in reducing a buildings impact on its environments, resulting in using the latest BREEAM standards and aiming for nothing less than Excellent,” said Didier Balcaen, general manager of Speedwell Real Estate Development, the company in charge of managing and developing Unirii View.
The consultant that coordinated the certification process was BuildGreen, Romania’s leading advisor in the field of development, design and certification of green buildings.
”Obtaining a green sustainable certification with the best possible rating and an overall score that translates in the building’s actual features became imperious on the local office market, this being one of the factors that differentiates one project from another in a context in which the offer is very variate and the request does not analyze only square meters and locations but also the existence of different facilities and mid and long term benefits,” said Răzvan Nica, managing director BuildGreen.
Unirii View will have a leasable surface of around 18,000 sqm, the delivery date being estimated for the summer of 2018. The building has already reached a prelease level of almost 25 percent after the software services and solutions provider NTT Data Romania took 4,000 sqm in the project.
The building is located on Corneliu Coposu Boulevard and will have 18 floors, including ground floor, 17 office floors plus a mechanical last floor and three underground parking levels. With a height that will reach 73 meters, Unirii View will also be the most visible building in downtown Bucharest.
The project is developed by Belgian investor Yves Weerts, with several other real estate investments undertook in Romania, among the development and successful sale of Deva Logistics Park to CTP investment fund.
The team behind Unirii View is completed by Bog’Art as general entrepreneur, Westfourth Architecture in cooperation with DMA Architecture & Interior Design which are bringing the architecture vision and design, while Griffes, represented by Andreea Paun, is in charge with leasing strategy and commercial management.
