7R and EQT Exeter to develop logistics park near Prague

7R, a developer of high-quality warehouses and EQT Exeter, a global real estate investment manager will jointly develop a two-building, 56,000 sqm logistics scheme strategically located along the D8 Motorway servicing Greater Prague.

EQT EXETER PARK PRAGUE D8 LUZEC features two modern warehouses of 44,000 sqm and 12,000 sqm, offering 68 docks in total and 12 m clear height. They will be developed according to the best ESG practices, including photovoltaic and heat pump installations.

The project was sourced, permitted and will be developed by 7R. It will be funded by EQT Exeter, with both groups jointly managing the leasing. “The project, executed on a speculative basis and already attracting significant tenant interest, is 7R’s second venture in Czechia, following the 7R Park Lavičky D1 Highway. With its blend of cutting-edge design and eco-friendly solutions, it sets a new standard for industrial spaces, embodying the innovative and sustainable approach typical of 7R,” explains Chris Zeuner, Co-CEO of 7R.

The property, located in the Northern Prague submarket of Lužec, offers convenient access to the capital and key Czech and international markets, situated just 25 minutes from Prague city centre and within reach of Dresden (101 km), Pardubice (122 km), Pilsen (125 km), Brno (238 km), and Wroclaw (280 km). “The park offers exceptional connectivity, aligning with our goal to develop high-quality logistics facilities in prime locations that service the operational and sustainability needs of our tenant customers,” says John Toukatly, Partner & CIO of EQT Exeter Europe.
