7R begins construction on new BTS facility in Bydgoszcz

Developer 7R has commenced construction of a built-to-suit (BTS) facility for a long-time partner. The 9,700 sqm project in Bydgoszcz will accommodate a state-of-the-art parcel sorting centre. Completion and handover are scheduled for Q1 2027. This is just the latest project developed by 7R for this company. To date, 7R has delivered 44,000 sqm of modern warehouse space across five locations for the same client.

The development forms part of the 7R Park Bydgoszcz I complex. In addition to the 9,700 sqm BTS facility currently being developed for the company, the park offers the potential for a further 22,000 sqm of warehouse space to be developed on a speculative basis. The first phase of the park, comprising 16,505 sqm, was completed and delivered in June 2022.

“Delivering another project for such a demanding partner, a leader in logistics solutions for the e-commerce sector, is an important confirmation of the trust we have built through our consistent ability to deliver facilities that precisely address our clients’ operational needs,” said Marzena Taube, Leasing & Development Director, North-West Region, at 7R. “BTS projects require close cooperation from the earliest planning stages, which is why we place particular emphasis on ensuring that the completed facility effectively supports both the tenant’s day-to-day operations and its long-term business growth, while meeting high technological and environmental standards. Bydgoszcz remains one of the most promising logistics locations in Poland for us, making it all the more rewarding to be delivering another joint project here.”

Kamil Szabłowski, Senior Leasing Manager at 7R, commented: “Just a few years ago, many leading companies in their respective sectors focused primarily on Poland’s largest warehouse markets. The rapid growth of e-commerce, shorter delivery times, and the development of regional consumer markets have fundamentally changed this landscape. Today, we can clearly see that the priority is increasingly to identify locations that combine strong transport accessibility with the ability to deliver facilities tailored to specific business requirements. At the same time, clients are increasingly beginning discussions not by asking what warehouse space is currently available, but by exploring the possibility of creating a facility that will support their operational processes and long-term growth. The Bydgoszcz region responds extremely well to these expectations, and our most recent partnership is one of the best examples of this.”
