7R’s fourth project of the urban warehouse concept within Poland is under construction in Łódź. 7R City Flex Łódź I received its first tenant – HYDRO SAPA BUILDING SYSTEMS POLAND. AXI IMMO provided advisory for the tenant.
HYDRO SAPA BUILDING SYSTEMS POLAND has leased around 2,500 sqm of warehouse and office space at 7R City Flex Łódź I which will be used as a laboratory and prototyping facility. The company is one of the largest aluminium construction systems supplier in Europe. 2,000 sqm of the space will be the research and development facility focusing on aluminium architecture systems, while the remaining 500 sqm will be used as the state-of-the-art office space.
“Attractive location was our main criteria while choosing 7R City Flex Łódź I. The visibility from the motorway and convenient access from the city centre were very important to us. These factors are significant both to our customers and employees,” says Maciej Jagusiak, HYDRO SAPA BUILDING SYSTEMS POLAND.
7R City Flex Łódź I totalling of 8,300 sqm is a Small Business Unit within the 7R City Flex Last Mile Logistics and is located within Łódź urban complex (on the East), right at the A1 motorway. It can be used both as a logistics centre, retail centre, e-commerce hub, light production facility, showrooms, service rooms or offices.
“Potential tenants are more often paying a lot of attention to well developed public transportation available for the facility. It was a high priority for HYDRO SAPA BUILDING SYSTEMS POLAND and the ability to get to and from 7R City Flex Łódź I by bus or by tram was a significant advantage of the facility. Moreover, the tenant appreciated our flexibility in arranging the space to their needs. HYDRO SAPA BUILDING SYSTEMS POLAND will be creating prototypes of new constructions and test them. This requires adjusting dedicated areas for employees work stations as well as linear drainage of the floor slab,” adds Maciej Krawiecki, Leasing Director 7R SA.
“The key factors that influenced our client’s decision to choose 7R City Flex Łódź I was the location, the delivery date and the possibility of partial adjustment of the facility to the company’s needs right from the construction phase. Also, the developer’s flexibility and the possibility of creating a large office that allows effective and direct communication with the remaining space were very significant in our client’s decision making process,” adds Hubert Wojtera, Senior Industrial & Logistic Consultant w AXI IMMO.
7R City Flex Łódź I will offer LED lighting, natural lighting of the loading dock area and a higher level of fire-design load of over 4 000 MJ/mkw.
Commercecon has been awarded the General Constructor contract. The building completion is set for Q3 2019.
