7R was one of the first industrial developers to invest in Pomerania. The company has already delivered the flagship project 7R Park Gdańsk and 7R City Flex Gdańsk Airport to this region. Now 7R has started a brand new project of three A-class buildings totalling around 61,000 sqm of GLA suitable for warehouse or light production use.
The park will be located in Kowale near Gdańsk, directly on the Tri-city ringroad. This location ensures easy access to the A1 motorway and the S7 south ring road in addition to a perfect link to the centre of Gdańsk and Gdynia. The site is only 13 km from the International Airport in Gdańsk and 21 km from the container cargo terminal DCT Gdańsk – the largest deep-water terminal in the Baltic Sea, which already has two quays and is planned for further expansion.

First lease agreements are already beeing signed. One of them is for a 12,500 sqm Built-to-Suit facility for Rohlig SUUS Logistics – planned for completion in August 2020. It will be the second facility for this tenant to be delivered by 7R. In November 2018, 7R completed for RLS a logistics centre combined with a trans-shipping terminal, which was the first of this kind in Lesser Poland.
“The facility in 7R Park Gdańsk II will be our second project with 7R. This cross-dock building in the Tri-city region will be constructed based on our original solutions for optimizing the logistics operations. An A-class cross-dock facility and very convenient location will ensure our further growth in national and international general cargo services. We are convinced that the location will soon allow us to access new, significant customers and markets,” says Artur Malarski, Contract Logistics Director at Rohlig Suus Logistics.
“We are pleased that Rohlig Suus Logistics has appreciated the quality of our warehouses and decided to expand their business with us. We continuously try to address our customers’ needs fully and match the facilities to their requirements. This project will be no different,” says Maciej Krawiecki, Head of Leasing Department, 7R. “Over 70 percent of the space will enable goods to be stored up to a height of 11,5 m. The roof will be monitored in terms of deflection, to ensure top performance of the facility concerning weather conditions outside the building, such as snow. An increased floor slab loading capacity will enable the tenant to use VNA trucks and induction loops for optimal width of the racking aisles, which will increase the capacity of the warehouse.”
Querco Property acted as an adviser for Rohlig Suus in search for the new location in Gdańsk.
7R Park Gdańsk II, like other 7R’s facilities, is designed following BREEAM certification. The buildings will be equipped with LED lighting, destratification fans and increased fire resistance.
