7R has signed a long-term lease agreement with GXO for 26,000 sqm of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. At the facility along the D1 motorway connecting Brno and Prague, the Czech branch of the world’s largest pure-play contract logistics provider will establish a state-of-the-art logistics centre delivering 3PL services for L’Oréal to support the beauty leader’s logistics operations in Europe.

Securing such a renowned global partner is the result of the work carried out by the entire 7R Czechia team over the past two years, from building local capabilities and gaining an in-depth understanding of the market to delivering a modern, high-quality product that successfully competes with the best industrial projects in the country. This agreement demonstrates that 7R is a reliable partner for the most demanding tenants and provides a solid foundation for the further expansion of our platform in Czechia.”
The build-to-suit facility will be fully tailored to the tenant’s operational needs and designed to deliver high environmental performance. It will incorporate modern energy-efficient solutions, including LED lighting with an intelligent control system and a photovoltaic installation, supporting lower CO2 emissions and reduced operating costs.
Given the specific nature of GXO’s operations at 7R Park Lavičky, the building will also include a dedicated hazardous materials storage area, equipped with all required fire protection systems and safety measures.
As part of the development, 7R has also designed a new roundabout, which will provide convenient access to the facility while enhancing the safety of employees and improving traffic safety at the existing intersection. A new public bus stop will also be delivered as part of the construction process.
These solutions will enable the project to target BREEAM certification at the Excellent level.

With total modern warehouse stock reaching about 13.3 million sqm at the end of 2025, net take-up amounted to 1.2 million sqm, an increase of nearly 36% year-on-year. This demonstrates that tenants continue to actively seek modern, well-located and sustainable facilities. The GXO transaction confirms that, thanks to the high quality of our projects, our flexible approach to client needs, and the strong locations of our developments, we are able to compete effectively with players that have been present in this demanding market for many years.”

Construction is progressing at full pace, and 7R Park Lavičky is planned to be delivered in Q1 2027.
