CTP have broken ground on a new building in CTPark Bucharest West. With an area of 60,000 sqm, this development comes in response to high demand from the market.
“The value of the investment amounting to 35 million euros and completion is announced for the second quarter of next year. The building will be developed on the same high technical standards and is designed in conjunction with expanding business parks, and this construction is generated by high demand on the market for Class A + logistics,” said Marian Orzu, Head of Leasing and Business Development Department, CTP Romania.
The new generation of warehouses is different from the current stock. These are more than just warehouses because they are offering many more benefits for the customer. Have a usable height of 12 m, the lighting will be LED with attendance and twilight, and office space includes highest quality finishes.
“The building will be equipped with protection systems and fire-fighting equipment according to the latest standards. Precast concrete structure, industrial floor having a load-carrying capacity of not less than five tons designed/mp, façade made of Sandwich Panels with a thickness of 150 mm, the roof with insulation of 240 mm and the main entrances and glazed surfaces of type curtain wall are already essential characteristics in CTP’s construction standards. In addition, buildings are designed and will be certified according to the standard BREEAM, being effective from energetic point of view,” said Florin Stroe, Head of Construction and Facility Management CTP.
“The new demand for industrial spaces will continue to come mostly from automotive companies, many of the existing ones have already gone through various stages of enlargement in 2016. Therefore, we should expect new entries and dynamic movements from other companies as well. Retail chains will continue to invest in development, therefore it could generate new expansions in areas already dedicated to logistics. The pressure generated by the low vacancy rate could lead to a new industrial premises and stock at slightly higher rents in 2017. CTP meets the market reaction and responds to the customer needs building on their specifications,” said Marian Orzu.
