For Generation Z, just starting to live independently, flexibility and the ability to quickly adapt to new conditions are key. Buying a property on credit? Instead of committing to something they will have to pay off for life, young people want to enjoy life. When asked what they spend money on most often, the largest number – as many as 77% of respondents in the study “Gen Z on Themselves and the World Around Them. What are Polish Gen Zers Like?” – created by students of the SWPS University and the They.pl agency, pointed to entertainment (culture, social life, subscriptions). Although they are not reckless, 57% of them save money for a yet-to-be-defined purpose, as they haven’t fully figured out their life plans. In this situation, the subscription rental model fits their needs perfectly, allowing them to adapt their living situation to their current educational, professional, or personal plans, and explore various cities or neighbourhoods without being tied down to one place.
Comfort and Less Stress
Interestingly, subscription apartments are not just a temporary option, even for the young. As many as 63% of institutional rental platform Resi4Rent tenants aged 18-25 declare that they don’t want to change apartments more often than every 2-3 years. This approach is driven primarily by the comfort and stress-free experience this rental model offers. Young people also appreciate the convenience of not having to bear costs associated with finishing, furnishing, or repairing apartments, which is an important benefit for 22.55% of respondents. Moreover, 84.8% pay attention to a functional layout and 83.33% can’t imagine living without high-speed internet. Aesthetics and modern interiors also matter, with nearly 76% of respondents emphasizing this.
“I liked the area. It was such a peaceful scene – the setting sun, restaurants, bakeries, a quiet neighbourhood, smiling, friendly people, and families with children on the nearby playground. Plus, just an elevator ride down and you’re in a coworking space. It’s truly a luxury to have a separate place for studying,” says 18-year-old Melania, who will start her studies at SGH in Warsaw in October and has chosen a subscription-based apartment in one of Resi4Rent’s properties in Warsaw’s Mokotów district. “I’ve lived in Kraków my whole life. It’s a big change, but I’m feeling positive about it. Warsaw offers more opportunities. Plus, the apartment is beautiful, bright, and has nice furniture. All my friends, when I show them pictures, say ‘wow’ and are surprised I found an apartment of such a standard at this price,” she adds.

Renting from a private landlord can be difficult. As Darek, a management student from Poznań, recalls, problems with landlords who, apart from collecting rent, don’t take much interest in the property, can be stressful “Once, at 1 a.m., we realized we were flooding the neighbour. We had to call the landlord, and he had to find a handyman to fix it. It wasn’t pleasant. Other than that, we only saw the landlord when he came for the rent.”
In the subscription model, tenants don’t have to worry about repairs or dealing with landlords.
