Urban Partners has, through its real estate strategy team NREP and via the NIP fund, acquired a modern residential building with 390 residential units in Islands Brygge in Copenhagen from Nuveen Real Estate. The property is located close to both the University of Copenhagen, the IT University and metro connections, and will be let through Nrep’s platform, Juli Living.
Thomas Riise-Jakobsen, partner and head of Nrep Denmark, said: “Copenhagen remains one of the European cities with the greatest pressure on student and youth housing. We see a continuing need for flexible, centrally located housing that speaks directly to the needs of young people – whether they are students, interns or at the beginning of their careers. With this investment, we are continuing our ambition to combine high operational quality with attractive tenant experiences and a city-centre location.”
The property, which is located on Njalsgade 151, was built in 2021 and has achieved DGNB Silver certification and energy rating A2015. The apartments, which average 36 sqm in size, are offered furnished and include access to facilities such as study rooms, a fitness area and a roof terrace. In addition, the building has 600 sqm of commercial space on the ground floor.
Oscar Maltesen, Head of Investments, Nordics, at Nuveen Real Estate, said: “We continue to see general good demand for housing in the Nordic region, and especially student housing. Therefore, having completed the business plan for the asset, taking it from development to operational, it was good timing for us to complete a sale, to recycle the capital into new interesting investment opportunities.”
Nrep aims to create a simple and efficient offering that makes it easier for young tenants to find good and centrally located apartments. The property is part of Nrep’s broader strategy to create long-term value through data-driven operations and sustainable solutions. Letting will focus on cost-effective operations and high transparency, which characterise the Juli Living concept.
